Position Summary

Clean and perform routine maintenance and repair of physical structures, mechanical systems and facilities; perform basic electrical, carpentry, plumbing, welding, roofing, and masonry tasks and run errands and procure materials as necessary.

Essential and Supplemental Functions

ESSENTIAL FUNCTIONS: Essential functions may include, but are not limited to thefunctions listed below. Must be able to perform the essential functions of thejob with or without a reasonable accommodation.

  • Apply basic electrical, carpentry, plumbing, welding, roofing and masonry skills to the repair and maintenance of assigned facilities.
  • Apply basic repair and preventative maintenance knowledge to ensure proper operation of air conditioning, heating and boiler systems; repair hydraulic and pneumatic devices as necessary.
  • Install and repair a variety of plumbing fixtures and irrigation system components including valves, sand filters water lines and sprinklers.
  • Fit and install window frames, doors, doorframes, weather striping, interior and exterior trim and finish hardware such as locks and kick plates.
  • Perform a variety of general or routine building maintenance functions including painting, greasing building mechanical system motors and fans, replacing light bulbs, laying carpet, repairing ceiling and floor tiles, and moving furniture.
  • Perform routine boiler maintenance work; fill steam boiler with water; light heater on boiler; check valves and steam radiators for leaks and proper operation; clean inside of boiler during summer.
  • May operate a variety of maintenance related equipment and tools including bucket / scissor lift.
  • Identify and report unsafe building conditions; prioritize repairs to ensure greatest level of safety; ensure operation of fire alarms and availability of fire extinguisher.
  • Operate a City vehicle and drive from site to site to procure materials and complete assignments.
  • Assist in hanging pictures and arranging displays or special exhibits.
  • Adhere to safe work practices and procedures.

SUPPLEMENTAL FUNCTIONS:

  • Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
  • Estimate time, materials and equipment required for jobs assigned; requisition materials as required.
  • Perform related duties and responsibilities as required.

Minimum Education, Experience And Additional Requirements

Education directly related to the minimum requirements below may be substituted for experience on a year for year basis.

High school diploma or GED; and

Two (2) years semi-skilled building maintenance and repair experience.

Experience operating a bucket / scissor lift preferred.

ADDITIONAL REQUIREMENTS:

Possession of a valid New Mexico Drivers License, or the ability to obtain by date of hire.

Possession of a City Operators Permit (COP) within six (6) months from date of hire.

Working Conditions

Environmental:

Field and indoor environment; travel from site to site; exposure to noise, dust, grease, fumes, wet surfaces and gases.

Physical:

Essential and supplemental functions may require maintaining physical condition necessary for standing and walking for prolonged periods; moderate to heavy lifting and carrying; operation of motorized equipment and vehicles.
