Under limited supervision, this position operates complex building controls systems and executes commissioning, startup, and operational plans. This requires following best working practices and operating procedures to ensure safe and efficient operations of equipment. This position serves as a member of one of four (4) separate 3-person rotating shift teams that make up the Operations department, assigned to provide 24/7 coverage for a customer-owned mission critical facility.
Principal Job Duties:
+ Comply with all key work processes required by the company (and customer) and documents any deficiencies while overseeing customer systems to ensure no impact to their daily Mission
+ Perform plant operations in a safe, incident-free, reliable manner while identifying opportunities to reduce costs, increase productivity, and more importantly, continually reduce the risk of accidents and injuries
+ Participate in job-specific training, presentations, modules, and qualification tests required to perform work and qualify for job rotations
+ Perform various switching/isolation procedures to mitigate any unexpected operational issues or to prepare systems for maintenance activities by vendors or in-house O&M personnel
+ Identify, document, and monitor key operating parameters; ensure data and forms are filed, retained, and distributed as required by plant practices
+ Ensure handovers among operators are thorough, clearly communicated, and documented
+ Identify and track efficiency data associated with key operational activities; submit improvement ideas and support their adoption and implementation
+ Provide timely assistance to other plant operators and/or O&M personnel when required
+ Maintain a clean and organized operating area
+ Maintain compliance with all applicable policies, procedures, and global standards
+ Carry out assignments as directed; tasks range from monitoring of control systems status, review of daily logs/rounds for anomalies, standardized preventative maintenance tasks (filter changes, equipment lubrication, light fixture re-lamping, etc.) to being part of maintenance switching events for major equipment shutdown/isolation, all to prevent impact to the customer’s Mission
+ Working conditions include various levels of environmental conditions including but not limited to generally favorable indoor office workspace, moving mechanical parts and vibration; high, precarious places, fumes or airborne particles and extreme temperatures and high noise levels.

+ Meet expectations on attendance and punctuality
+ Position consists of a 24/7 rotating shift; current schedule utilizes a 12hr, 4-ON, 3-OFF, 3-ON, 4-OFF rotation, either days or nights, but is subject to change as required by facility and/or customer needs; shift attendance is vital to the position, and thus attendance is expected for all scheduled shifts despite external conditions (i.e. weather)

Basic Job Requirements
+ Minimum of 6+ years of experience in positions supporting plant operations or facilities maintenance; having plant operating experience in a data processing facility is preferred
+ Job-related technical knowledge necessary to work around commercial power & cooling systems; this should include knowledge of electrical systems such as panelboards, switchboards, generators, UPS systems, fire alarm systems, etc.; mechanical systems such as commercial closed-loop chilled water systems, pumps, boilers, air-handling units, fan coil units, etc.
+ Excellent verbal and written English communication skills
+ Ability to communicate effectively with audiences that include but are not limited to customer, management, coworkers, clients, vendors, contractors, and visitors
+ Knowledge and experience of plant operations including aspects of planning, training, scheduling, safe work practices and incident free operations
+ Proficient in Microsoft Windows and Microsoft Office programs
+ Able to perform standard maintenance/inspection tasks on equipment such as Fan Coil Units (FCU), Computer Room Air Handlers (CRAHU), and Air Handler Units (AHU).
+ Perform basic facility maintenance, including replacing light fixtures, clearing drain blockages, and repairing minor plumbing components.
+ Work effectively with multi-cultural personnel to execute work assignments
+ Ability to attend to detail and work in a time-conscious and time-effective manner
+ Active TS/SCI Clearance Required
+ Must be a US Citizen
+ Valid Driver’s License
Other Job Requirements
+ Able to perform standard maintenance/inspection tasks
+ Tasks will include physical labor; examples include working on ladders, ability to carry minimum 50lbs, retrieving stock items from warehouse via inventory database, use of PPE equipment for switching procedures, ability to obtain forklift/manlift operator’s license, etc.
+ Experience in a related field such as Electrical, Mechanical (HVAC), Plumbing, or finish carpentry with preference of experience with large commercial-grade systems.
+ Direct experience in operating Supervisory Control and Data Acquisition (SCADA) and Building Management Systems (BMS)
+ Ability to use/develop troubleshooting techniques for various electrical/mechanical systems in both standard and high-stress situations (i.e. emergency response)
+ Strong interpersonal and mentoring skills and organizational accountability processes
+ Good multi-tasking skills
Preferred Qualifications
+ Hold a Bachelor’s or Associate degree in Electrical Engineering, Mechanical Engineering, Construction Management, or an equivalent technical field.
+ A valid state Journeyman or Master Electrician license, or an HVAC/Refrigeration license.
+ Demonstrated experience writing and executing specialized Method of Procedures (MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs) to ensure zero downtime during live maintenance.

Market Rate Statement: The market rate for the role is typically at the mid-point of the salary range; however, variations in final salary are determined by additional factors such as the candidate’s qualifications, relevant years of experience, geographic location, internal pay equity, and prevailing market conditions for the specific role.
