Position Summary

We are seeking a janitorial professional to complete cleaning, groundskeeping, trash removal, and light maintenance work at Parkview Villa, an affordable senior-living community offering 146 apartment homes in Columbia Heights, MN. The primary focus of this position is to maintain a clean, safe, well-maintained, and welcoming environment for residents, staff, and visitors. This role is responsible for the daily upkeep of common areas, vacant apartments, exterior grounds, and trash collection areas, while also assisting with basic maintenance tasks throughout the property. The Building Technician reports directly to the Property Manager.

Key responsibilities include, but are not limited to:

The completion of assigned cleaning, groundskeeping, trash removal, and light maintenance duties, including:

Cleaning & Property Appearance

  • Cleaning interior common areas, including hallways, community rooms, offices, restrooms, and other shared spaces.
  • Cleaning vacant apartments in preparation for new residents.
  • Vacuuming, sweeping, mopping, dusting, and sanitizing surfaces.
  • Cleaning windows, glass doors, and other building fixtures.
  • Monitoring and maintaining the overall cleanliness and appearance of the property.

Trash Removal & Groundskeeping

  • Collecting and disposing of trash from common areas and grounds.
  • Maintaining cleanliness of dumpster and trash enclosure areas.
  • Removing litter and debris from interior and exterior property areas.
  • Assisting with groundskeeping duties to maintain an attractive property appearance.
  • Performing seasonal duties, including light snow removal and salting/sanding walkways.

Light Maintenance

  • Plumbing tasks such as snaking toilets and completing other minor repairs.
  • Basic electrical tasks such as changing light bulbs, outlet covers, and smoke detector batteries.
  • Changing furnace filters.
  • Installing blinds and other minor apartment fixtures.
  • Assisting with routine maintenance tasks and apartment preparation as assigned.

Additional qualifications include:

  • 1+ years of cleaning experience is strongly preferred.
  • Some experience in light general maintenance is preferred.
  • Ability to work independently and effectively prioritize cleaning, groundskeeping, trash removal, and maintenance tasks throughout the property.
  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
  • Must be a resourceful, problem solving, relationship-building, seeker of excellence.

Physical Requirements

  • Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
  • Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
  • Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
  • Ability to reach above and below the shoulders.
  • Ability to use hands and fingers to grasp, twist and pull.
  • Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
  • Ability to quickly respond to sights and sounds that may pose a threat to persons or property.

Compensation, Schedule, & Location

This position pays $20-$22 per hour depending on experience and skillset.Aeon offers a comprehensive benefits package that includes medical, dental, vision, life insurance, long-term disability, retirement plan, generous paid time off, and an employee assistance program. In addition, Building Technicians at Aeon have NO On-Call!

This full-time position follows a Monday – Friday schedule from 8:30am-5pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the assigned property, with occasional work at Aeon's Central Office, training facilities, or other properties as needed.
