Business Development Manager (BDM) - Custom Homes
St. Pierre Construction
Mt. Pleasant, SC | Part-Time (25-35 hrs/week) | Performance-Based Upside

About Us

St. Pierre Construction is a premier custom home builder based in the South Carolina Lowcountry, specializing in luxury custom homes, historic renovations, and high-end remodels. With over three decades of experience and deep roots in the Charleston area, the company has built a reputation for delivering exceptional craftsmanship, meticulous attention to detail, and a highly personalized client experience.

Position Overview

We are seeking a Business Development Manager (BDM) to lead a sales, marketing, and business development function that drives the company's long-term growth.

This role sits at the intersection of relationship-building, brand presence, and strategic opportunity development. You will be responsible for cultivating high-value relationships, representing the company in the market, and guiding prospective clients through the early stages of engagement.

Success in this role is built through consistent visibility in the market-including networking events, a strong and professional social media presence, and the development of strategic relationships with architects, designers, and other key referral partners.

This is not a high-volume sales role. It is a relationship-driven, long-cycle business development position focused on aligning the right opportunities with the company's standards and capacity.

What Success Looks Like

Your core mission is to:

  • Generate high-quality, well-qualified opportunities
  • Build strategic relationships in the luxury residential ecosystem
  • Own the front-end of the sales process from first touch to "ready-to-close"

Key Responsibilities

Relationship Development & Networking

  • Build and maintain relationships with architects, designers, and key referral partners
  • Establish 2-4 new strategic relationships within the first 60 days
  • Represent the company at networking events, industry functions, and targeted community engagements
  • Develop strategic partnerships that generate high-value opportunities

Lead Generation & Qualification

  • Proactively source and manage a pipeline of aligned prospects
  • Conduct initial conversations to assess project fit, budget, and readiness
  • Prioritize high-quality opportunities and filter out low-fit leads

Sales Process & Client Management

  • Educate prospects on the company's process and approach
  • Manage follow-ups and nurture relationships through early decision stages
  • Prepare and transition qualified prospects to leadership for closing

Brand & Market Presence

  • Support brand visibility and positioning within the luxury residential market
  • Contribute to marketing and outreach initiatives
  • Represent the company in alignment with its reputation and standards

Pipeline Tracking & Systems

  • Maintain a well-organized CRM system with clear visibility into pipeline activity
  • Track performance and identify opportunities for improvement
  • Support the development and consistent use of business development systems and processes

Qualifications

  • 5+ years of experience in business development, sales, or relationship management
  • Prior experience in construction, design-build, architecture, real estate, or a related industry preferred
  • Proven track record of generating and qualifying high-value opportunities
  • Strong relationship-building skills with the ability to establish trust quickly with clients and professional partners
  • Ability to communicate complex processes clearly and confidently to prospective clients
  • Demonstrated ability to qualify opportunities and prioritize high-value prospects
  • Comfortable operating independently with minimal supervision
  • Strong organizational skills with the ability to manage multiple opportunities simultaneously
  • Familiarity with custom home building, luxury residential construction, or high-end service-based industries
  • Understanding of long sales cycles and relationship-driven business environments
  • Experience working with or engaging high-net-worth individuals is highly preferred

Professional Traits

  • Self-motivated and proactive in generating opportunities
  • Professional presence suitable for high-end networking environments and client interactions
  • Disciplined in decision-making, with the ability to focus on quality over volume
  • Strong judgment in assessing client fit, project alignment, and business value

Work Structure

  • Part-time role, approximately 25-35 hours per week
  • Flexible schedule based on business development activities and networking opportunities
  • Regular involvement in in-person meetings, events, and relationship-building efforts
  • Time allocation will typically include a mix of outreach, meetings, follow-ups, and pipeline management
  • Performance is evaluated based on the quality of opportunities generated and overall contribution to the sales pipeline

Salary and Compensation Structure

  • Base salary: $80,000 based on experience
  • Uncapped bonus potential for highly qualified candidates
  • Opportunity to earn additional bonuses tied to key milestones, including strategic partnerships and high-value pipeline development

How to Apply

If you are a relationship-driven professional who thrives at the intersection of sales, marketing, and strategic growth, and you understand the nuance of high-end residential construction, we'd love to hear from you.
