Chief Engineer
Job type: Contract to Hire
Location: North Houston
Compensation: $90,000-$110,000
Position Summary
The Chief Engineer is responsible for ensuring the proper performance, reliability, and longevity of all mechanical and building systems across assigned properties and facilities. This role oversees daily maintenance operations and ensures all systems function efficiently to maximize asset life, minimize downtime, and maintain a safe and comfortable environment for tenants and occupants.
Essential Duties and Responsibilities
Assist in and oversee the daily operations and maintenance of plumbing, electrical, HVAC, and general building systems.
Supervise maintenance staff by assigning, prioritizing, and monitoring maintenance projects and work orders.
Perform preventive maintenance tasks, including:
Changing filters
Oiling motors
Replacing light fixtures
Inspecting and adjusting belts
Replacing motor bearings
Aligning shafts
Completing annual inspections per manufacturer recommendations
Continuously evaluate and recommend improvements to the preventive maintenance program.
Develop and maintain effective building-specific maintenance procedures and standards.
Coordinate maintenance activities with outside contractors, vendors, and service technicians.
Maintain inventory and control of maintenance supplies, tools, and equipment.
Respond promptly to emergency situations, including fire alarms, evacuations, equipment failures, and tenant service requests.
Ensure compliance with all applicable codes, regulations, governmental agencies, and company policies.
Maintain safe work practices and ensure adherence to all safety standards.
Serve as the primary maintenance staff member on duty during assigned shifts when required.
Be available for extended hours, overtime, shift work, and on-call rotations to respond to emergency situations.
Perform additional duties as assigned.
Qualifications and Experience
High School Diploma or GED required.
Minimum of 5+ years of experience in a commercial building maintenance environment.
Appropriate trade licenses or certifications as required, including but not limited to:
Journeyman or Master Electrician License
Applicable city or state trade licenses
EPA Universal (CFC) Certification required.
Valid driver's license with a clean driving record and ability to maintain insurability.
Strong working knowledge of Energy Management Systems (EMS) and fire alarm systems.
Technical Skills
Proficient in building systems operations and maintenance, including:
HVAC systems
Electrical systems
Plumbing systems
Energy Management Systems (EMS)
Fire alarm systems
Strong computer skills, including familiarity with:
EMS programming
Microsoft Office applications
Building automation or maintenance tracking systems (preferred)
Knowledge, Skills, and Abilities
