Job Description

The Chief Engineer is responsible for the overall operation, maintenance, and repair of all building systems in a 10-story, 125,000 square foot, multi-tenant office property located in the Sharpstown area. This role oversees daily engineering functions, ensures optimal building performance, and provides leadership to maintenance staff. The ideal candidate has strong technical expertise across HVAC, electrical, plumbing, water, sewer, and general building maintenance. The building has been operating for 50 years.

Key Responsibilities

· Oversee all building mechanical, electrical, and plumbing systems, ensuring safe and efficient operation

· Perform preventive maintenance, inspections, and repairs on equipment including HVAC units, chillers, boilers, pumps, electrical panels, lighting, and plumbing fixtures

· Respond to and resolve building service requests and emergencies promptly

· Manage water and sewer systems, including backflow prevention, drainage troubleshooting, and regulatory compliance

· Maintain building automation systems and monitor equipment performance

· Coordinate vendor activities, oversee contracted services, and ensure quality work execution

· Develop, implement, and track preventive maintenance schedules

· Manage inventory of tools, supplies, and replacement parts

· Ensure compliance with local, state, and federal codes and safety regulations

· Support capital improvement planning and assist with budgeting for building systems

· Maintain accurate maintenance records, logs, and reports

Qualifications

· 7+ years of building engineering or facility maintenance experience; at least 3 years in a leadership or chief engineer role

· Strong knowledge of HVAC systems, chillers, boilers, cooling towers, air handlers, and controls

· Experience with electrical systems, including low- and high-voltage equipment

· Skilled in plumbing, water distribution, sewer systems, and general building maintenance

· Ability to read and interpret technical manuals, schematics, and building plans

· Strong troubleshooting and problem-solving skills

· Excellent communication and leadership abilities

· Relevant trade licenses or certifications strongly preferred

Work Environment

· Full-time, on-site role, I-69 & Bellaire

· Occasional after-hours or weekend work required for emergencies or scheduled maintenance

· Physical requirements may include lifting up to 50lbs, climbing ladders, and working in mechanical rooms or on rooftops
