Job Duties

  • Oversee final stages of construction and MEP completion, including punch lists, testing, and commissioning of all systems (HVAC, electrical, plumbing, fire/life safety, elevators, BMS, etc.).
  • Review as-built drawings and O&M manuals to ensure accuracy and long-term maintainability.
  • Participate in project handover meetings with developers, architects, and contractors.
  • Lead acceptance testing of energy management systems, emergency power, lighting, and mechanical systems.
  • Establish preventive maintenance (PM) programs and asset management database prior to opening.
  • Develop departmental operating procedures, safety manuals, and emergency protocols.
  • Manage the Engineering department, ensuring timely and cost-effective maintenance of all guest rooms, public areas, F&B outlets, back-of-house spaces, and condominium components.
  • Implement a robust PM schedule for all equipment, infrastructure, and facilities.
  • Supervise daily operations, including work order management, vendor coordination, and energy consumption monitoring.
  • Maintain high visibility throughout the property to ensure facility excellence and proactive problem-solving.
  • Establish standards for cleanliness, order, and safety across all engineering areas.
  • Recruit, train, and mentor a high-performing engineering team focused on quality, efficiency, and accountability.
  • Conduct regular technical training on safety, sustainability, and operational best practices.
  • Foster a culture of pride, ownership, and collaboration consistent with the Domus mission and values.
  • Lead performance reviews, goal setting, and skill development for all team members.
  • Prepare and manage departmental budgets (labor, utilities, CapEx, and maintenance contracts).
  • Review and approve all vendor and contractor invoices in coordination with the General Manager and Finance team.
  • Ensure all procurement aligns with brand and ownership standards.
  • Identify cost-saving opportunities through energy conservation, automation, and smart maintenance practices.
  • Support the GM in long-term capital planning and asset protection strategies.
  • Ensure full compliance with all local, state, and federal regulations, including OSHA, ADA, fire codes, and environmental standards.
  • Maintain current documentation for permits, inspections, and insurance requirements.
  • Chair the hotel’s Safety Committee and lead emergency response planning.
  • Oversee life safety systems and conduct regular fire and evacuation drills.
  • Ensure contractor safety and compliance during all property work
  • Develop and execute an energy management plan aligned with the property’s sustainability objectives.
  • Monitor utilities consumption and identify opportunities to reduce waste and improve efficiency.
  • Lead initiatives that support LEED, WELL, or other applicable sustainability certifications.
  • Educate staff on environmental practices and promote a culture of eco-conscious operations.
  • Ensure full Work closely with third party vendors such as Front of the house lobby ambassadors, Housekeeping, Spa services and F&B to ensure optimal guest comfort and minimal disruption during maintenance activities.
  • Support Sales & Marketing during property tours and media visits by presenting facilities in pristine condition.
  • Collaborate with IT for systems integration, infrastructure stability, and equipment lifecycle management.
  • Partner with Security and HR for emergency planning and workplace safety initiatives

Physical Demands

  • Must be able tolerate extended periods of walking and standing; repetitive motion activities including walking, standing, kneeling, bending, crouching, lifting, and carrying; regularly lifting and carrying objects weighing less than 30 pounds; occasionally lifting and moving objects weighing 30-60 pounds.
  • Must be available for on-call duty as required, including evenings, weekends, and holidays.

Minimum Qualifications

  • High school diploma or equivalent.
  • Three (3) years of experience as a maintenance technician in a supervisory role in hi-rise buildings or residential housing/community settings.
  • Preferred HVAC Certified and/or have a comparable technical school certification.
  • Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.
  • Ability to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity.
  • Must be proficient and have a working knowledge of Microsoft Word and Excel applications.
  • Must have the ability to react and address all emergency situations in a timely manner, generally within two (2) hours. Must be available and go to the property in the event of an emergency, which may be night and/or weekends.
  • Excellent problem-solving skills with the ability to diagnose issues and implement effective solutions.
  • Strong communication and interpersonal skills, and the ability to interact professionally and effectively with residents, vendors, and team members.

Preferred Qualifications

  • Two years of experience as a maintenance supervirsor or chief engineer in hi-rise buildings or residential housing/community settings.
