POSITION GENERAL SUMMARY:
Performs field and office duties with minimum supervision in connection with the appraisal of commercial and industrial real property; is a Deputy Assessor; and performs related work as required. The position is located in the Ada County Assessors Office.
DISTINGUISHING FEATURES OF THE CLASS
Work includes appraisal of small commercial real property through large, complex and difficult commercial and industrial property. The complexity of a typical commercial real property appraisal requires considerable in-depth research for market data on sales, incomes (rents), operating expenses, capitalization rates (CAP) (rate of return on investment). This information is difficult to obtain from property owners, agents, property managers, fee appraisers and Real Estate Agent/Brokers, due to the degree of confidentiality placed on this information in the market place. Market data is obtained from numerous sources. The nature of commercial-industrial appraisal requires a greater degree of complexity in defending assessed values to property owners, their agents, property managers, fee appraisers, tax consultants, real estate agent/brokers, Board of Equalization, and State Board of Tax Appeals and District Court.

I understand that vacations/time-off will not be approved from the day after Memorial Day until the 2nd Monday in July due to heavy workloads.

I understand that Commercial Appraisers drive their own personal vehicles for field inspections and are reimbursed at the federal rate.

I understand that a GPS unit will be carried when performing all field inspections and I need to have basic knowledge on how to operate a GPS unit.
