Job Description

BSD Property Management Global is seeking experienced commercial construction professionals with ground-up building experience for opportunities across project management, field leadership, and estimating/preconstruction.

We are interested in people who understand how commercial buildings actually get built--not simply one piece of the process.

If you can read construction drawings, understand sequencing, coordinate subcontractors and trades, anticipate problems, communicate effectively, and take ownership of your work, we want to hear from you.

Depending on your experience and primary area of expertise, opportunities may align with positions such as:

You do not need experience in every discipline. Your position, responsibilities, and compensation will be aligned with your construction experience, technical knowledge, and ability to take ownership.

Ground-Up Commercial Construction Experience Required

This opportunity is intended specifically for professionals who have worked in ground-up commercial building construction.

Our ideal candidates understand the relationship between drawings, schedules, subcontractors, materials, field conditions, budgets, inspections, documentation, and project deadlines.

Candidates whose experience is limited exclusively to residential construction without ground-up commercial construction experience will not be considered for these positions.

Project Management Opportunities

Candidates with project management experience may be responsible for coordinating the business, administrative, financial, and operational sides of commercial construction projects.

Depending on your level of experience, responsibilities may include:

  • Project startup and planning
  • Subcontractor buyout and coordination

  • Budget and cost control
  • RFIs and submittals

  • Owner and client communication

Experienced Project Managers may take ownership of commercial projects from startup through completion, including financial performance, schedules, subcontractor relationships, client communication, and overall project execution.

Developing professionals may work alongside experienced construction leadership while progressing from Project Engineer or Assistant Project Manager responsibilities toward greater project ownership.

Superintendent & Field Leadership Opportunities

If your strength is managing construction in the field, you may support or lead daily operations on active commercial jobsites.

Responsibilities may include:

  • Coordinating subcontractors and trades
  • Managing daily field activities
  • Monitoring manpower and materials
  • Coordinating deliveries
  • Planning site logistics
  • Scheduling inspections
  • Maintaining safety and quality standards
  • Field documentation
  • Short-term scheduling
  • Two-week look-ahead schedules
  • Identifying coordination issues before they affect progress
  • Supporting projects through punch list and final acceptance

Experienced Superintendents should be comfortable independently leading field operations, anticipating upcoming construction requirements, coordinating trades, resolving field issues, and keeping projects moving.

Developing field professionals may be considered for Field Engineer or Assistant Superintendent responsibilities with opportunities to grow into complete jobsite leadership.

Estimating & Preconstruction Opportunities

Construction professionals with estimating and preconstruction backgrounds may contribute before projects reach the field.

Responsibilities may include:

  • Reviewing drawings and specifications
  • Performing construction takeoffs
  • Developing scopes of work
  • Soliciting subcontractor and vendor pricing
  • Comparing bids
  • Preparing budgets and detailed estimates
  • Attending pre-bid meetings
  • Participating in site visits
  • Identifying scope gaps
  • Reviewing constructability
  • Developing value-engineering alternatives
  • Supporting project handoff to operations

Experienced Estimators may independently manage complete commercial bids and multiple active estimates.

Developing estimators may work with experienced team members while expanding their knowledge of commercial scopes, pricing, takeoffs, subcontractor markets, and complete bid preparation.

What We're Looking For

Strong candidates will generally bring:

  • Commercial construction experience in project management, field supervision, estimating, preconstruction, or a related discipline
  • Working knowledge of ground-up commercial building construction
  • Ability to read and interpret construction drawings, specifications, and related documents
  • Understanding of construction sequencing and trade coordination
  • Strong organization, communication, and follow-through
  • Ability to manage changing priorities in an active construction environment
  • Practical construction problem-solving ability
  • Commitment to jobsite safety, quality, professionalism, and accountability
  • Ability to work effectively with subcontractors, vendors, architects, engineers, owners, clients, and project teams
  • Willingness to take ownership of problems and help drive solutions
  • Flexibility to work additional hours or occasional weekends when project schedules require it

Experience Levels

BSD Property Management Global is open to commercial construction professionals at different stages of their careers.

Developing field candidates should generally have at least 2 years of relevant commercial construction experience.

Experienced Superintendent candidates should generally have 5+ years of commercial construction experience and be capable of independently managing field operations.

Project Management candidates may come from Project Engineer, Construction Coordinator, Assistant Project Manager, or Project Manager backgrounds.

Estimating candidates may range from developing professionals with plan-reading and takeoff experience to experienced commercial estimators capable of independently managing complete bids.

We will consider your complete background, including construction knowledge, project experience, technical ability, judgment, communication skills, problem-solving ability, and level of ownership.

Construction Technology & Certifications

Experience with some of the following is helpful:

  • Procore
  • Sage/Timberline
  • TimberScan
  • Construction estimating software
  • Construction project management systems
  • Microsoft Excel
  • Microsoft Word and Outlook
  • Microsoft Office 365
  • OSHA 30
  • First Aid and CPR
  • Commercial construction safety and inspection documentation

Experience with every system or certification listed above is not required.

Schedule & Location

This is full-time, in-person employment.

Project Management and Estimating professionals are primarily based in Millersville, Maryland, with Project Management team members also regularly involved at active jobsites.

Field Leadership and Superintendent positions are primarily based at commercial project sites throughout Maryland, Washington, D.C., and Virginia.

Construction schedules may occasionally require additional hours or weekend work based on project needs.
