DIRECTOR OF OPERATIONS

Location: River Oaks District (onsite, not remote)

Pay: $100,000 - $120,000

MUST HAVE COMMERCIAL REAL ESTATE EXPERIENCE WITH LUXURY RETAIL PROPERTIES

SUMMARY: Responsible for the operations of the center in a manner which enhances the value and maximizes profitability. This position requires the effective administration of all center operations including preventive maintenance, housekeeping, security and life safety, landscaping, waste management, utilities and construction coordination. In this capacity, the Operations Manager is responsible for effectively managing operating expenses including preparing operations reports, forecasting property expenses and managing capital projects, and performing other duties as assigned.

KEY AREAS OF RESPONSIBILITY:

Management and Operations

  • Coordinates the operational aspects of the property in a manner which protects, maintains and improves the value of the owner's asset.
  • Maintains the safety and integrity of all buildings, common areas, systems and equipment through staff and/or contractors.
  • Implements and monitors hazard control and team safety practices, ensures compliance with local codes and regulations.
  • Implements preventive, ongoing and anticipated maintenance/repair programs.
  • Selects contracted services as required, monitors performance per scopes of work and contractual agreements.
  • Establishes exceptional tenant relations by establishing and maintaining close relationships with store managers and providing on-going, positive and proactive communication and support to the tenants.
  • Sets up and maintains an effective work order program to help track all operational activities and facilitates excellent preventative maintenance programs on all equipment.
  • Develops multi-year capital project plans and manages the process to complete the capital projects.
  • Manages tenant construction by working with tenant coordinators, contractors and tenants.
  • Ensures compliance with local codes and regulations.
  • Selects and manages contracted services by developing scopes of work, requesting bids, and selecting contractors (security, janitorial, landscaping, etc.).
  • Monitors performance of in-house and contracted services and take necessary action to assure inhouse performance and contracted services (security, landscaping, trash removal, janitorial, etc.) are performing up to our maximum standards.
  • Develops plans of action for Capital Projects and manages the process to complete these Capital Projects.
  • Implements and monitors hazard control and team safety practices.
  • Purchases building and maintenance supplies, machinery and equipment.
  • Assists with leasing, specialty leasing, signage and marketing programs.
  • Other duties as assigned

Employee motivation and development

  • Supervises the activities of all employees engaged in operating and maintaining the property including: o hiring & training o mentoring and motivating o performance reviews
  • Ensures the efficient use of manpower and materials.

Financial performance

  • Manages the operation expenses at budgeted levels.
  • Assists in the accurate preparation of initial and on-going, annual operational budgets.
  • Manages capital projects in a timely, cost effective manner at budgeted levels.
  • Assists in the preparation of monthly and quarterly reports including variance explanations.
  • Assists the General Manager with forecasting operational and capital expenses.

REQUIREMENTS:

  • BS/BA degree or equivalent experience; MBA preferred.
  • 10+ years or more experience in managing the operations of commercial real estate property.
  • Possess a thorough understanding of advanced mechanical systems and central plants, construction practices and preventive maintenance, as well as, general repair and maintenance including a working knowledge of electric, plumbing, lighting, pavement, etc.
  • Proficient in all aspects of Microsoft Office with advanced Excel capabilities and experience with Yardi preferred.
  • Ability to multi-task and handle multiple priorities while managing aggressive deadlines.
  • Demonstrated ability to manage multiple projects and be able to prioritize in a fast paced environment.
  • Critical thinker; exceptional analytical and problem solving skills.
  • Must have great attention to detail and work well under pressure.
