Description
We are seeking a Senior Commercial Project Manager with proven General Contractor experience to lead ground-up and tenant improvement (TI) projects across the Los Angeles market.
This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. You’ll play a critical role in delivering high-quality commercial projects while driving schedule, cost, and performance.
Responsibilities
Lead commercial construction projects from preconstruction through completion
Develop and manage project schedules, budgets, and cost forecasts
Oversee subcontractor bidding, scope leveling, and buyout
Manage contracts, RFIs, submittals, and change orders
Partner with Superintendents to ensure alignment between field execution and project plan
Coordinate with clients, architects, engineers, and consultants
Ensure compliance with Los Angeles building codes, permitting, and safety requirements
Identify project risks and drive proactive solutions
Lead OAC meetings and maintain strong client communication
Manage project closeout, punch lists, and final turnover
Requirements
5–10+ years of experience with a General Contractor
Proven track record managing commercial ground-up and/or TI projects
Strong knowledge of construction scheduling, cost control, and subcontractor management
Ability to read and interpret plans and specifications
