About the FirmSouthwest Appraisal Associates is a boutique commercial appraisal firm based in Tucson. We work as generalists, appraising almost all types of commercial and residential real estate throughout Arizona.The OpportunityWe're hiring an individual to assist our commercial team with producing appraisal reports. This is a career-track role with a clear path toward achieving your Certified General Appraiser (CGA) license. This license will allow you to appraise all types of real property. As you gain experience, you'll take on more complex assignments and more independence. Our work happens in the office or onsite for inspections.The certification process for the Arizona CGA license requires 300 hours of qualifying education and 3,000 logged hours of qualifying experience, supervised by a Certified General Appraiser. Concurrently with the educational process, you'll work closely with an experienced and dedicated staff of commercial appraisers, led by an MAI with over 40 years of experience, which is rare mentorship in this field.You'll see the entire state of Arizona and every property type in it, including industrial, retail, office, land, special use, and multifamily. The appraisal certification pipeline is an extensive process, for good reason. By the time you're certified, you'll have a breadth of commercial real estate experience and understanding that usually takes a decade to build.What You'll DoInitially, you will assist with all components that contribute to the production of commercial real estate valuations.Inspect properties with the team and document quality of construction, condition, and other physical characteristics relevant to value.Preform market analysis on urban and rural markets. This due diligence includes the research of a variety of economic indicators and drivers that influence real estate values. You will use a variety of data sources such as proprietary investor surveys, zoning ordinances, GIS Maps, CoStar Database, and the Multiple Listings Service.Research and verify comparable sales, leases, and listings through county recorder records, assessor data, proprietary databases, and direct market contact with brokers and principals.Develop narrative-style appraisal analyses which lead to the development of a market value opinion using the three valuation approaches (Sales, Income, and Cost).Stay current on national economic trends, local market activity, and local Arizona real estate data, and understand how each affects value.Build and audit Excel-based valuation models, including Sales Comparison analysis, discounted cash flow modeling, cost estimating, and direct capitalization.Use AI tools to accelerate research, data verification, and drafting, while maintaining high standards for data accuracy.Network and build relationships with brokers, attorneys, lenders, property managers, government agencies, and private property owners across the state.Progress with qualifying education and experience hours toward Certified General licensure with increasing assignment complexity over time.Who We're Looking ForA bachelor's degree is the minimum education requirement for the Certified General license, so it's required, though the major itself is open.Background in economics, finance, lending, real estate, or appraising is a plus, but genuine interest matters more than a specific major.Strong interest in commercial real estate as an industry.Clear, confident writing skills and an ability to research data well from a variety of sources.Comfortable learning and using proprietary software and AI tools in daily work.Adaptability, since no two weeks look quite the same.Ability to work well both independently and as part of a team.#J-18808-Ljbffr
