This Community Business Manager role is located at 360 at Jordan West, a luxury 180-unit apartment community located just off Jordan Creek Parkway and EP True Parkway. What were looking for: Dynamic, outgoing, and personable team members Bachelors preferred or one to three years of related experience Open availability to work weekends Safely and legally operate an automobile and golf cart Current drivers license with minimal violations is required. A sneak peek into the Day in the Life of an Community Business Manager: Responsible for overall community operations, work directly with vendors, assist in the preparation of annual budgets Effectively communicate to our current and future residents: resolve resident concerns, create and manage social media content Sell homes to our future residents: Use our CRM and other systems to nurture leads through walk in traffic, email, and phone. Saving For the Future: 401(k) 50% match up to 8%, Company contribution to HSA, 20% rental discount at CIP Communities for full-time team members Work/Life Balance: Paid vacation, sick, holidays, volunteer opportunities and team outings Review our full job description below, apply and get prepared for your next steps at https://www.rentcip.com/careers The Community Business Manager oversees the management of all physical and financial aspects of the community Your responsibilities include, but are not limited to: Communicates effectively and professionally with all residents and coworkers while promoting a team environmentAccountable for all community operations including monitoring and enforcing all policies and procedures including accounts receivable/payableManage all community staff and all aspects of employment in conjunction with Human Resources and Regional ManagerAssist in the preparation and implementation of annual operating budgets and forecasts and prepare community specific reports timely and accurately including Yardi driven reports and financial reportsAbility to handle contractual obligations with vendors, and in assistance to the Regional Manager enter and or/resolve issues within new and current contacts while effectively negotiating the best options and prices for the communityInvestigate and resolve resident complaints concerning the community or their home, other residents or visitors and inspect community units on a regular basis to determine repairs or maintenance as neededResponsible for creating and managing content on multiple social media platforms to build an audience and ensure customer engagement; Create and execute weekly and monthly content calendarExecute a strong online reputation strategy to maintain a high rating and volume of reviews on multiple platformsIn assistance to the Regional Manager and the marketing department, analyze, implement and review short and long-term marketing plans. Maintain detailed knowledge of the market through industry specific reportingAbility to execute and oversee all leasing practices including all aspects of lease renewalsLead all legal efforts in community operations which may include representing CIP in court proceedingsAbsorbs and complies with laws/policies regarding Federal, State and Municipal Fair Housing Laws, State Tenant Landlord Act, and the Federal and State Safety Regulations What you need for success: Bachelors degree preferredPunctual and regular attendance is an essential function of this roleWill be required to obtain CAM and/or CRM designationsProven track record of managing a successful community in the areas of coworker management, high operational standard and ultimately meeting financial expectation of the company and ownershipSafely and legally operate an automobile and golf cartAbility to work weekends as neededAbility to add, subtract, multiply, and divide in all units or measure, using whole numbers, common fractions, and decimalsAbility to interpret and retain a variety of instructions furnished in written, oral, and electronic form.Current drivers license with minimal violations is required.
