Community Manager

The Role

What You Own

  • Your Team: You hire, develop, and hold your on-site team accountable. You conduct weekly team meetings, manage scheduling, coordinate with maintenance, and address performance issues promptly and with documentation. Your team's results are your results.

  • Resident and Prospect Experience: Every touchpoint reflects our Company's brand. You set and enforce the standard for how people are treated, from first inquiry through move-out. Leasing, renewals, maintenance follow-through, retention, and conflict resolution all run through you. Service requests are followed up within 48 hours; leases and paperwork are completed accurately and entered into Entrata daily.

  • Community Condition: The physical asset is your responsibility. You conduct regular inspections, walk models and market-ready units daily, coordinate work orders and vendor scheduling, and respond immediately to unsafe conditions. You also own the Emergency Response Plan, ensuring proper handling of any community emergency to minimize liability.

  • Financial Performance: You own the budget at a line-item level. You drive revenue through occupancy and pricing, manage expenses with discipline, assist in annual budget preparation, ensure rents and fees are collected and deposited on time, and process all A/P invoices and monthly PCard reconciliations accurately. You identify problems before your Regional Manager has to.

  • Insurance Compliance: You ensure all residents maintain required renter's insurance and all vendors carry appropriate coverage and credentials. This is a real liability matter, not an administrative afterthought.

  • Accurate and Timely Reporting: Purchase orders, invoices, scorecards, accruals, move-out documentation, rent rolls, and delinquency reports are submitted accurately and on time, every time.

What We're Looking For

Track record matters more than tenure. We want to see results. Beyond experience, the kind of person you are and how you operate is what we're really evaluating.

Required Experience:

  • 3+ years of on-site community management experience with exposure to leasing, operations, and team leadership

  • Proficiency with Entrata or a comparable property management platform

  • Competency in Microsoft Office Suite (Word, Excel, Outlook)

  • Demonstrated ability to hit or exceed financial and occupancy targets

  • Fair Housing certification required prior to interacting with prospects or residents; working knowledge of OSHA regulations

  • High school diploma or equivalent

A Plus If You Have:

  • Experience managing a community of 100+ units

  • CAM or ARM designation

  • College degree

Practical Requirements:

  • Available to work evenings and weekends when needed

  • Reliable transportation for on-site presence and occasional travel to competitor communities

  • Ability to pass a credit and criminal background check

  • Willingness to assist other communities or departments when needed
