    The Role

    As Community Manager, you own the full operation of your assigned property. You're the on-site leader, the person who drives occupancy, protects asset value, builds a high-performing team, and delivers an exceptional resident experience. You set the tone, solve the problems, and make the property run.

    You'll work closely with your Regional Supervisor and have the authority to make things happen with the support of a company that has your back.

    What You'll Be Responsible For

    Financial Management

    • Partner with your Regional Supervisor on annual budget development and stay within guidelines throughout the year
    • Review financial statements and prepare variance reports
    • Ensure rents are collected on time and posted accurately; process daily bank deposits in RealPage
    • Manage delinquencies, including evictions, utility cut-offs, and landlord liens as needed
    • Approve and submit invoices, manage petty cash, and maintain vendor relationships

    Team Leadership

    • Recruit, hire, train, and develop your on-site team — leasing, maintenance, and support staff
    • Conduct performance reviews, manage scheduling, and handle employee relations in partnership with HR
    • Lead ongoing training in Fair Housing, leasing, safety, and operational best practices
    • Maintain strict confidentiality of all employee information

    Operations & Administration

    • Maintain complete, accurate lease files and ensure all leases are properly executed
    • Submit timely and accurate reports to the corporate office
    • Attend regional and corporate management meetings
    • Maintain property records across daily, weekly, and monthly cycles

    Resident Experience

    • Foster a positive, service-first culture on property
    • Handle resident concerns quickly and professionally
    • Conduct move-in/move-out inspections and monitor notices to vacate

    Maintenance & Property Condition

    • Conduct regular property walks and inspect vacant units
    • Coordinate make-ready schedules with the maintenance team to minimize downtime
    • Perform quarterly night audits of the property
    • Monitor and schedule all service activities

    Leasing & Marketing

    • Conduct monthly market surveys and competitor shops
    • Personally engage with prospective residents — tours, calls, applications
    • Monitor market trends and adjust strategies to stay competitive
    • Review and approve or reject rental applications

    Safety & Compliance

    • Conduct safety training with all new hires on day one
    • Complete semi-annual property safety inspections and submit reports to HR
    • Report all workers' comp claims and liability incidents immediately

    What We're Looking For

    • 3+ years of on-site property management experience
    • Proven track record in team leadership and property operations
    • Experience with distressed asset repositioning
    • Bilingual (English/Spanish) required
    • Proficiency in Microsoft Office and RealPage (or comparable property management software)
    • CAM or CPM designation a plus — not required
    • High school diploma required; college degree a plus
