POSITION SUMMARY:

The Community Manager is responsible for the overall management, operation, and performance of a manufactured housing community. This includes ensuring resident satisfaction, maintaining property standards, achieving financial goals, and overseeing on-site staff and vendors. The role combines customer service, operational oversight, and business management to create a safe, welcoming, and profitable community environment.

This is a fully on-site role, requiring a consistent physical presence at the community to support day-to-day operations and resident needs.

KEY RESPONSIBILITIES:

Operational Management

  • Oversee the daily operations of the manufactured housing community, ensuring compliance with company policies and          local/state regulations.
  • Conduct regular property inspections to ensure curb appeal, safety, and maintenance standards are met.
  • Manage the rent collection process, enforce lease terms, and handle delinquency and eviction processes as necessary.
  • Coordinate with maintenance staff and contractors to ensure timely completion of repairs, capital improvements, and         lot/home readiness.

Financial Management

  • Prepare and manage annual operating budgets, control expenses, and track variances.
  • Review and approve invoices, monitor utility usage, and implement cost-control measures.
  • Maximize occupancy and revenue through effective marketing, retention, and rent optimization strategies.

Resident Relations

  • Foster a positive, professional relationship with residents and ensure prompt resolution of concerns or complaints.
  • Organize and oversee community events and programs that promote resident engagement and satisfaction.
  • Ensure compliance with fair housing laws and company policies in all resident interactions.

Leadership & Team Management

  • Recruit, train, and supervise on-site team members (e.g., assistant manager, maintenance technician, groundskeepers).
  • Conduct performance evaluations and provide ongoing coaching and feedback.
  • Promote a culture of accountability, teamwork, and continuous improvement.

Compliance & Reporting

  • Maintain accurate records of leases, rent payments, maintenance work orders, and other community documentation.
  • Prepare and submit required reports to corporate management in a timely manner.
  • Ensure compliance with all state, local, and federal housing regulations, including fair housing, ADA, and environmental       standards.

QUALIFICATIONS:

Education & Experience

  • Ability to read and write at a high school level required; high school diploma or equivalent is preferred.
  • Minimum of 3 years of property management experience; experience in manufactured housing communities is strongly         preferred.
  •  CAM (Certified Apartment Manager), MCM (Manufactured Community Manager), or similar certification a plus.
  • Ability and willingness to work on-site at the community on a full-time basis.

Skills & Competencies

  • Strong leadership and interpersonal communication skills.
  • Financial acumen, including budgeting, rent collection, and expense management.
  • Knowledge of property management software (e.g., Yardi, Rent Manager, AppFolio).
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
  • Customer service-oriented with strong problem-solving abilities.
  • Working knowledge of Fair Housing Laws and landlord-tenant regulations.

Physical Requirements

  • Ability to walk the property and inspect homes/lots regularly.
  • Must be able to lift up to 25 pounds occasionally.
  • Occasional after-hours responsibilities may also be required.
