Community Manager — Peak of Boone Student Housing

About the Community
Peak of Boone is a student-focused community in the heart of the Blue Ridge Mountains, serving Appalachian State University's 20,000+ students. Located directly on the NC-105 corridor with on-site parking, high-speed Wi-Fi, and a mix of private and shared floor plans, Peak of Boone competes at the top of the Boone market. We're looking for a Community Manager who can protect that position — someone who knows how to run a full pre-leasing cycle to 100% occupancy and understands the rhythm of an academic-year lease.
The Role
As Community Manager, you own the P&L, the leasing performance, and the resident experience for the entire property. This is a hands-on leadership role built for someone who has already managed a student housing lease-up and knows how to hit aggressive occupancy targets on a calendar that revolves around the university, not the traditional 12-month cycle. You'll lead a small on-site team through pre-leasing season, turn, and move-in, and you'll be measured on the numbers.
What You'll Do
Leasing & Lease-Up
- Own the annual pre-leasing campaign from launch through 100% occupancy, setting weekly leasing goals and adjusting strategy against velocity, renewals, and market comps.
- Build and execute the marketing plan across social media, campus outreach, ILS/listing sites, referrals, and on-campus events tied to the App State calendar.
- Manage pricing, concessions, and renewals in partnership with the regional team to maximize revenue and stay ahead of competing Boone communities.
- Track and report leasing data — traffic, conversion, closing ratios, exposure — and course-correct in real time.
Operations
- Run day-to-day property operations, including make-readies, the summer turn, and coordinated August move-in for a full building of students.
- Oversee work-order flow and vendor relationships to keep response times fast and residents satisfied.
- Maintain compliance with Fair Housing, North Carolina landlord-tenant law, and company policy across all leasing and resident interactions.
Team Leadership
- Hire, train, schedule, and develop leasing and maintenance staff, plus a student community-assistant team.
- Set the tone for a service-first culture and keep the team motivated through the high-intensity pre-leasing and turn seasons.
Financial Management
- Own the property budget: drive revenue, manage expenses, approve invoices, and hit NOI targets.
- Handle rent collection, delinquency, and resident accounts, including working with parents and guarantors on individual leases.
- Deliver accurate weekly, monthly, and ad-hoc reporting to ownership and the regional team.
Resident Experience
- Build a community students want to renew in — resident events, responsive service, and consistent communication with students and their families.
- Resolve escalated resident issues with professionalism and sound judgment.
What You Bring
Required
- 2+ years of student housing property management experience — you understand by-the-bed leasing, individual liability leases, guarantors, roommate matching, and the academic-year cycle.
- Proven lease-up experience — you've taken a property (or a pre-leasing season) to full occupancy against a deadline and can speak to the numbers you delivered.
- Track record of hitting occupancy and revenue targets.
- Strong leadership skills with experience building and managing on-site teams.
- Working knowledge of Fair Housing requirements and North Carolina landlord-tenant regulations.
- Proficiency with property management and leasing software (e.g., Entrata, RealPage/OneSite, Yardi) and CRM tools.
- Excellent communication skills and comfort working with students, parents, and ownership alike.
Preferred
- Experience managing a new-construction or repositioning lease-up.
- Familiarity with the Boone / Appalachian State market.
- Marketing and social media savvy geared toward a student audience.
- CAM, ARM, or comparable industry credential.
