Community Manager – The Villas & Peaks of Searcy

Location: Searcy, AR

The Villas & Peaks of Searcy is seeking an experienced and motivated Community Manager to oversee our apartment community in Searcy, Arkansas. This leadership role is responsible for directing the day-to-day operations of the property while ensuring strong financial performance, resident satisfaction, and overall community success.

The ideal candidate is a driven property management professional with excellent leadership, organizational, and customer service skills who thrives in a fast-paced environment.

Key Responsibilities

  • Market and lease available apartments in full compliance with Fair Housing laws
  • Pre-lease units and maintain an active waitlist of prospective residents
  • Deliver exceptional customer service and build strong resident relationships
  • Manage rent collection, deposits, and late fees using OneSite software
  • Screen and qualify prospective residents
  • Oversee preparation of vacant units, including renovation coordination
  • Maintain accurate records, including:
    • Traffic reports
    • Applications
    • Leases
    • Notices
    • Work orders
  • Manage property budgets and oversee expenditures
  • Supervise maintenance staff and vendor relationships to ensure property standards are maintained
  • Respond to resident concerns and complaints in a timely and professional manner
  • Enforce community rules and company policies while maintaining positive resident relations
  • Communicate effectively with Regional Directors and leadership regarding property performance and operational needs

Qualifications

  • Minimum of 2 years of multifamily property management experience
  • Minimum of 1 year in a management or leadership role with proven leasing and renewal success
  • LIHTC experience preferred
  • Proficiency in Microsoft Office and property management software (OneSite preferred)
  • Strong organizational, multitasking, and problem-solving skills
  • Excellent verbal and written communication abilities
  • Ability to balance strong resident relations with policy enforcement
  • Team-oriented attitude with strong leadership skills
