  • Proficiency with property management software (MRI, Yardi, etc.)
  • Housing/multifamily course completion or certifications are preferred

FULL DESCRIPTIONWe are seeking a high-caliber, operationally focused leader to direct the performance of a premier, large-scale residential asset. This position is designed for a strategic professional who excels at balancing financial health with resident experience. You will be responsible for the total lifecycle of the property, from driving high-occupancy leasing strategies to overseeing complex maintenance operations and capital improvements.

As the primary leader on-site, you will collaborate with your leadership team to hit aggressive revenue targets, manage multi-million dollar budgets, and mentor a diverse staff to reach peak performance.
 
The selected candidate will be responsible for:
  • Revenue & Financial Oversight: Direct all aspects of the property's fiscal health, including rent optimization, accounts receivable management, and month-end financial reconciliation. You will be expected to keep delinquency rates to a minimum through disciplined collection efforts and precise ledger auditing.
  • Budgetary Strategy: Architect and manage the annual operating and capital expenditure budgets. You will analyze monthly financial statements and general ledgers to identify cost-saving measures and opportunities for net operating income (NOI) growth.
  • Legal & Regulatory Compliance: Serve as the subject matter expert on regional housing laws and Fair Housing standards. This includes overseeing the legal eviction process, attending court hearings when necessary, and ensuring all resident notices meet statutory requirements.
  • Operational Administration: Supervise the administrative workflow, including the timely processing of move-out settlements and security deposit dispositions. You will utilize digital procurement tools to review and approve vendor invoices, ensuring all expenses are coded accurately against the budget.
  • Team Development: Build a culture of accountability and excellence by providing consistent feedback, training, and formal performance reviews. You will lead a multidisciplinary team across leasing, administrative, and service departments.
  • Marketing & Asset Positioning: Analyze market trends and competitor data to adjust pricing strategies and concessions. You will oversee the renewal process and resident life-cycle initiatives to ensure long-term community stability and high satisfaction scores.
  • Maintenance & Capital Projects: Partner with the service team to prioritize work orders, manage unit turnover schedules, and conduct thorough property inspections. You will lead the vendor bidding process (RFP) and monitor contract compliance to ensure the community remains in top-tier condition.
  • Risk & Conflict Management: Coordinate with risk and insurance teams to handle on-site incidents. Act as the final point of escalation for resolving complex disputes involving residents or staff.
 
The selected candidate will also possess:
  • Industry Tenure: At least 5 to 7 years in a leadership role within multifamily housing, specifically overseeing high-density communities (400+ units).
  • Asset Management: A proven track record of successfully managing stabilized, mid-to-high-market assets.
  • Regional Expertise: Deep familiarity with California-specific tenant laws and housing regulations.
  • Technical Proficiency: Mastery of enterprise-level property management systems (such as Yardi or MRI) and digital accounting workflows.
  • Financial Skillset: Advanced ability in financial forecasting, budget creation, and P&L analysis.
  • Leadership Style: Demonstrated ability to motivate and retain a high-performing team in a fast-paced environment.
  • Preferred: A Bachelor's degree in Business Administration, Real Estate, or a related field.
  • Industry Credentials: Professional certifications such as the CAM, ARM, or CPM are highly desirable.
