Job Description

Compliance Project Manager

Role Overview

The Compliance Project Manager plays a critical hands-on role in supporting state regulatory examinations, mortgage loan servicing audits, and recurring agency compliance reviews. Unlike traditional project management positions that coordinate external departments, this role directly extracts raw system data, compiles required audit documentation, and performs thorough data validation prior to external submission. The ideal candidate possesses a deep technical capability in data extraction and quality control across both mortgage origination and loan servicing systems.

Primary Responsibilities

  • Direct Data Extraction: Personally query, pull, and extract raw data and system reports from mortgage origination systems (LOS) and loan servicing platforms for all state regulatory exams, agency audits, and internal compliance reviews.
  • Data Audit & Validation: Perform detailed quality control and validation on pulled data files to verify accuracy, check for missing fields, reconcile discrepancies, and ensure absolute compliance with audit request specifications before submitting materials to regulatory examiners.
  • Audit Project Management: Maintain full project management ownership of examination timelines, tracking request lists, scheduling target deliverables, and managing formal regulatory submission channels.
  • Mortgage Servicing Audit Support: Extract and inspect servicing records across escrow administration, default management, loss mitigation processing, borrower payoff calculations, and fee assessments to support state servicing compliance exams.
  • Statutory & Agency Reporting Assistance: Directly extract operational data files required for NMLS Mortgage Call Reports (MCR), HMDA LAR validation, and annual MERS system quality assurance checks.
  • Documentation & Submission Packaging: Organize and assemble clean, structured examination packages, regulatory response binders, and secure electronic data uploads for state agencies and external auditors.
  • Audit Tracking & Remediation Support: Maintain detailed tracking logs of audit findings, coordinate action item follow-ups with internal compliance leadership, and assist in verifying corrective measures.

Required Qualifications

  • Experience: 5 7 years of experience in mortgage lending operations, mortgage servicing compliance, or audit data extraction.
  • Technical Skills: Advanced hands-on expertise with loan origination systems (e.g., Encompass, Byte), loan servicing software, SQL/database reporting tools, and advanced Microsoft Excel (pivot tables, data validation, lookups).
  • Audit Knowledge: Familiarity with state mortgage regulatory exam processes, CFPB mortgage servicing standards, HMDA guidelines, and NMLS reporting structure.
  • Education: Associate or Bachelor s degree in Business, Information Systems, Finance, or equivalent practical industry experience.

Key Competencies

  • Hands-On Execution: Strong motivation to personally execute data pulls and technical document preparation rather than delegating tasks to operational business lines.
  • Meticulous Quality Assurance: Exceptional precision when verifying numbers, auditing data fields, and comparing complex records.
  • Project Organization: Superior project management skills, with the ability to manage strict exam deadlines and prioritize multiple audit requests under tight timeframes.
  • Problem-Solving: Proactive approach to recognizing data anomalies, resolving system inconsistencies, and packaging clear evidence for auditors.

Physical Requirements

Desk-based position requiring extended computer work, frequent keyboarding, viewing digital monitors, and clear verbal/written interaction with internal teams.

We are an Equal Employment Opportunity employer. All qualified applicants will receive consideration for employment without regard to race, color, religion, sex, national origin, disability, veteran status, or any other protected status.
