About the position...

The Construction Estimator is responsible for preparing accurate cost estimates and supporting the bidding process for assigned construction projects. This role reviews project plans and specifications, performs quantity takeoffs, and collaborates with Project Managers, Subcontractors, Vendors, Ownership, and key stakeholders to develop competitive proposals to drive projects forward.
  • Develop high-level cost estimates from concepts, plans, specs and design-build for assigned construction projects.
  • Prepare detailed planning estimates to identify material, labor, and subcontract cost components using historical unit pricing data.
  • Utilize Bluebeam and other software tools to create and manage takeoffs.
  • Construct detailed bills-of-material and purchasing documents using takeoff/bidding and construction management software.
  • Prepare Invitations to Bid (ITB's) with clear scopes of work and distribute them to potential bidders.
  • Review bids against ITB's and Phase Specifications to ensure compliance.
  • Initiate price and/or term negotiation as necessary to meet project strategy and budget goals.
  • Build and maintain long-term relationships with key vendors.
  • Complete bid comparison reports and recommend contract awarding for materials and services.
  • Consolidate received quotes and bids into detailed, comprehensive construction budgets.
  • Support Project Managers with the creation and issuance of Purchase Orders and Subcontracts.
  • Review plans for inconsistencies with modern construction methods and recommend possible solutions.
  • Provide value engineering recommendations as necessary to reduce project costs and/or increase profitability.
  • Coordinate with architects, engineers, designers, and key project stakeholders to develop and finalize plans.
  • Visit sites as needed for upcoming and assigned projects to verify scope details, assess conditions, and identify potential challenges.
Requirements

What we are looking for from you...
  • Must have a valid Driver's License, automobile insurance, and reliable transportation
  • Minimum of 5 years' experience in commercial and/or residential/multi-family construction estimating
  • Experience preparing detailed cost estimates, quantity takeoffs, and bid proposals is required
  • Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field preferred (or equivalent combination of education and experience)
  • Strong ability to read and interpret construction drawings, specifications, and bid documents
  • Proficient in technology and programs including Microsoft Office and Adobe
  • Experience with construction management, estimating, and takeoff software is required - Bluebeam experience is a plus
  • Must possess a strong understanding of modern construction methods, materials, and building codes
  • Strong analytical, organizational, and problem-solving skills with attention to detail
  • Must possess highly effective verbal and written communication skills
