Construction Estimator

Primary Responsibilities (including but not limited to):

• Identify labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents.
• Developing estimates and bids for residential new construction projects.
• Read interpret and understand project documentation, building code and municipal requirements and communicate to outside vendors and subcontractors.
• Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price.
• Maintains cost keys and price master lists with subcontractors.
• Estimating/bidding of custom designs, options for new construction, residential projects.
• Prepares construction budget by analyzing home plans; updating specifications; identifying and projecting costs for each elevation. Resolve cost discrepancies by collecting and analyzing information; prepare reports summarizing information and trends.

Additional responsibilities:

• Manage warranty claims for new builds.
• Prepare and manage permit applications for various municipalities; Communicate with Surveyors, Engineers, Architects to prepare signed surveys, plats, and plans for permit submittal.
• Learn amenities lists, inclusions for the various model homes, update and maintain records of bids for model homes to keep current pricing, assemble and review custom bid packages.
• Review Architecture plans and compare with received bid packages and proposed amenities lists to account for all inclusions and accuracy.

Skills:

• Read and understand blueprints, plans and specifications.
• Strong Microsoft Excel skills, proficient with Dropbox, Adobe.
• Strong math abilities.
• Strong communication skills, ability to communicate proficiently via email; strong typing skills.
• Experience with Buildertrend software would be beneficial.
• Organized, team player, detail oriented, multi-tasker, critical thinker/problem solver with time management.

Education and Experience:

Estimating and/or similar experience (at least 10 years).
