Job TitleEstimatorJob DescriptionPrepare detailed conceptual and hard bid estimates for multifamily residential projects (garden-style, podium, mid-rise, and wrap construction). Perform quantity takeoffs, cost analysis, and pricing using plans, specifications, and other project documents. Solicit, review, and analyze subcontractor and supplier bids to ensure scope coverage and competitiveness. Collaborate with project managers, architects, engineers, and owners during preconstruction and budgeting phases. Identify value engineering opportunities and cost-saving strategies without compromising quality. Develop and maintain relationships with subcontractors, vendors, and industry partners in the regional market. Assist in preparing proposals, bid packages, and client presentations. Stay current with material pricing trends, labor conditions, and local market factors. Support handoff meetings to operations teams and maintain continuity throughout project lifecycle.The Successful ApplicantExperience: 3-10+ years of estimating experience with a general contractor, with a strong focus on multifamily construction. Technical Knowledge: Proficient in reading and interpreting construction drawings, specifications, and contracts. Software Skills: Familiarity with estimating software (e.g., Procore, Bluebeam, Sage/Timberline, On-Screen Takeoff, or similar). Analytical Mindset: Strong attention to detail with the ability to identify potential risks and cost drivers. Communication: Excellent interpersonal skills, capable of working cross-functionally and building relationships with clients and subcontractors. Organizational Skills: Ability to manage multiple bids and deadlines in a fast-paced environment. Education: Bachelor's degree in Construction Management, Engineering, or a related field preferred (or equivalent experience). Local Market Knowledge: Understanding of subcontractor base and construction costs in Eastern/Central Pennsylvania is a plus.What's on OfferCompetitive Compensation: Base salary commensurate with experience + performance-based bonus.
