Job Summary:

Position Title: Construction Manager 2
Location: Miami, FL 33136
Duration: 6-months
Work Schedule: M-F | 8.00 AM to 5.00 PM

Responsibilities for this position include, but are not limited to:

Architecture/Engineering Scope of Services

Pre-Construction
  • Review existing plans, specifications, and scopes of work.
  • Ability to prepare construction schedules based on the Scope of Work.
  • Ability to prepare construction cost estimates.
  • Conduct site assessments and pre-construction evaluations.
  • Participate in pre-construction meetings and provide recommendations on constructability, code compliance, and safety.
Construction Administration and Oversight
  • Conduct regular site inspections to ensure compliance with approved plans and codes.
  • Review and approve contractor submittals and shop drawings.
  • Monitor progress and quality; report deficiencies and recommend corrective action.
  • Attend progress meetings and maintain coordination with the Department and contractors.
  • Ability to communicate effectively with Building Officials and address construction inspections issues promptly.
Quality Assurance / Quality Control
  • Verify materials, workmanship, and methods meet project standards.
  • Document deficiencies and recommend corrections.
  • Maintain detailed inspection and approval records.
Project Closeout
  • Review punch lists and certify completion of work.
  • Assist with final inspections and approvals.
  • Provide as-built drawings, warranties, manuals, and a final project report summarizing observations and resolutions.
  • Commissioning the building systems – provide training to onsite maintenance team members and management for the preventative maintenance, testing and tasks to maintain all mechanical and electrical equipment.
Deliverables
  • Monthly progress reports with inspection findings and recommendations.
  • Weekly or bi-weekly site visit reports.
  • Documentation of approvals, submittals, and project changes.
  • Final project closeout report with as-built documents (drawings) and final cost report (e.g., change orders plus base contract amount)
  • Scheduling final building inspection and obtaining Certificate of Occupancy (CO)

Skillsets that are needed for construction oversight of Asset Management projects:
  • Experience in residential housing (tenant-occupied) renovation and rehabilitation.
  • Knowledge of local, state building codes and regulations, safety regulations, and accessibility standards.
  • Proven ability to manage multiple projects on schedule and within budget.
Desirable
  • A Florida-licensed architecture/engineering professional
