The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, design and construction, capital investment program management and facility maintenance and operations for Amazons corporate office portfolio across multiple countries. We partner with suppliers to ensure quality, innovation, and operational excellence with Amazons business and utilize customer driven feedback to continuously improve and exceed employee expectations.

GREFs Workplace Design and Construction team is looking for a Construction Manager to drive construction services on projects, including tenant improvements, new builds, expansions, and renovations of Amazon corporate facilities. Responsible for delivery of projects from outset of design through operational turnover, this individual must be comfortable operating on both strategic and tactical levels, simultaneously acting as an internal ambassador, educator, analyst, solutions architect, and implementer. This role collaborates with leadership and other stakeholders to set a budget and schedule, then drive project objectives, scope, space allocation, cost, prioritization, and sequencing of requests all within the set parameters. All of this is accomplished by building strong design and construction project teams that thrive and excel through collaboration. The role also involves managing contractor performance to ensure timely completion, compliance with cost requirements, organizational standards, and other requirements and regulations.

This role requires travel to local sites up to 25% of the time

Key job responsibilities

  • Represent GREF to internal customers for the delivery of their space.
  • Work closely with and influence internal and external stakeholders, including architects, design consultants, contractors, and subcontractors, to ensure decisions are made at the appropriate level and Amazon"s priorities remain the driving factor.
  • Develop and monitor project budgets, track costs, and prepare forecasts. Manage change orders and contract modifications, review and approve payments. Identify and mitigate project risks, ensure compliance with contracts and regulations, monitor safety standards and requirements, and resolve project issues.
  • Hold landlords accountable to lease terms, including premises delivery timing and condition.
  • Ensure tenant improvement allowances are collected in a timely manner.
  • Provide management of design and construction projects, which may include the following:
  • Develop project strategies and ensure appropriate resources are allocated to complete projects in accordance with strategies. Develop and maintain project timelines.
  • Lead project meetings and progress reviews.
  • Provide feedback on design guidelines, including minimum specifications and basis of design for various building systems.
  • Guide construction activities, including contractor selection, contract negotiations, budget approvals, change orders, procurement methods, scheduling, and subcontractor management.
  • Evaluate, approve, or reject design changes proposed by customers and designers.
