Construction Manager

Job Description

The Construction Manager leads all construction activities outside the Boulder modular housing factory (MOD), including site development, foundations, modular home delivery and installation, field completion, inspections, certificates of occupancy, warranty work and home repairs for Flatirons Habitat for Humanity. Working closely with the Boulder MOD team, this position coordinates factory production with site readiness, installation and field completion across multiple concurrent projects.

This is a hands-on field leadership role. The construction manager personally directs construction activities and, when necessary, performs critical field work while recruiting, training, scheduling, and supervising volunteers and managing subcontractors and project partners. The position is accountable for safety, quality, schedule, cost control, site conditions, volunteer productivity, subcontractor performance, and homeowner communication.

The construction manager also develops and maintains practical systems for scheduling and documenting field production; organizing, tracking, securing and maintaining tools, materials, equipment, vehicles and other assets; and ensuring jobsites are safe, orderly, secure and prepared for upcoming work. Through clear instruction, respectful leadership, and meaningful work opportunities, the construction manager creates a volunteer culture in which people of varying skill levels feel valued, supported and excited to contribute.

Responsibilities

Construction management

• Direct all construction activities at Flatirons Habitat project sites.
• Manage site preparation, foundations, utilities, modular home delivery and setting, exterior and interior completion, landscaping, inspections, punch lists and project closeout.
• Coordinate closely with Boulder MOD leadership to ensure homes are properly sequenced, transported, installed, completed and inspected.
• Develop and maintain project schedules, scopes of work, material plans, budgets and inspection timelines.
• Identify and resolve field conditions affecting safety, quality, cost, schedule or homeowner occupancy.
• Ensure sites are properly prepared, staffed, equipped, supplied and secured.
• Document and implement stormwater management strategies on all active construction sites.

Volunteer leadership

• Recruit, train, schedule, supervise and retain construction volunteers.
• Develop skilled volunteer crew leaders who can assist with construction, warranty and repair activities.
• Break construction work into safe, clearly defined tasks appropriate for volunteers with varying skill levels.
• Provide safety orientation, tool training, task instruction and ongoing coaching.
• Maintain clear standards for attendance, conduct, safety, quality and homeowner interaction.
• Determine which work may be completed by volunteers and which requires licensed or professional contractors.

Warranty and home repair

• Manage all warranty obligations associated with homes built or rehabilitated by Flatirons Habitat.
• Establish systems for receiving, prioritizing, tracking, completing and documenting warranty requests.
• Coordinate warranty work with homeowners, volunteers, subcontractors, manufacturers and suppliers.
• Identify recurring defects and recommend improvements to factory production, field construction, materials and subcontractor performance.
• Develop and operate a home repair program serving qualified homeowners in Boulder and Broomfield Counties.
• Conduct or oversee home assessments, scopes of work, project budgets, volunteer assignments, contractor coordination and project closeout.
• Prioritize health and safety, accessibility, aging-in-place, energy-efficiency and critical home repair needs.

Safety and quality

• Maintain primary responsibility for safety at construction, warranty and repair sites.
• Enforce applicable safety requirements, building codes, approved plans, manufacturer instructions and organizational policies.
• Ensure volunteers receive appropriate training and do not perform work beyond their qualifications.
• Conduct regular safety and quality inspections and require prompt correction of deficiencies.
• Coordinate permits, inspections, certificates of occupancy, testing and closeout documentation.
• Maintain clean, orderly, secure, and professional worksites.

Budget and contractor management

• Develop and manage construction, warranty and repair budgets.
• Monitor project costs, approve purchases within delegated authority, and report material variances.
• Prepare scopes of work, obtain bids, and manage subcontractors, vendors, suppliers, transporters and crane operators.
• Confirm that contractors are properly licensed, insured and qualified.
• Hold contractors accountable for safety, schedule, quality, documentation and correction of deficient work.
• Seek donated or discounted labor, materials and professional services when appropriate.

Communication and reporting

• Maintain accurate project schedules, daily logs, volunteer records, inspection reports, warranty files, repair records, photographs and closeout documents.
• Provide regular reports on construction progress, budgets, volunteer capacity, warranty activity, repair activity, safety and project risks.
• Communicate clearly and respectfully with homeowners, volunteers, staff, contractors, neighbors, municipalities and community partners.
• Immediately report significant safety issues, delays, cost overruns, quality failures, homeowner concerns or insurance matters.

Qualifications

• At least five years of progressively responsible residential construction experience.
• Must be legally authorized to work in the United States. Flatirons Habitat for Humanity is unable to provide employment visa sponsorship.
• Demonstrated ability to lead active residential construction sites.
• Experience managing multiple projects or workstreams simultaneously.
• Strong knowledge of residential construction methods, sequencing, building systems, codes, inspections, safety, and quality control.
• Demonstrated ability to teach construction skills and supervise people with varying levels of experience.
• Experience working with volunteers, apprentices, students, entry-level workers or community construction crews.
• Ability to read and interpret architectural drawings, engineering documents, specifications and inspection reports.
• Experience preparing schedules, scopes of work, budgets, cost estimates and subcontractor agreements.
• Strong leadership, communication, organization and problem-solving skills.
• Valid driver's license and ability to travel regularly between project sites.
• Possession of, or ability to obtain, contractor licensing required by the City of Boulder and other applicable jurisdictions.

Preferred skills

• Degree in construction management, engineering, architecture or a related field. Substantial relevant experience may substitute for formal education.
• Experience as a carpenter, framer, superintendent, general contractor or skilled tradesperson.
• Experience with modular, panelized or off-site construction.
• Experience coordinating modular home transportation, crane setting, installation and completion.
• Experience managing residential warranty or home repair programs.
• Experience developing volunteer crew leaders.
• OSHA 30 certification or comparable advanced safety training.
• Experience with high-performance, net-zero, wildfire-resilient or all-electric construction.

Physical requirements

• Regular work at active construction and repair sites in varying weather conditions.
• Ability to stand, walk, climb and navigate uneven or partially completed sites.
• Ability to lift and carry construction materials and demonstrate proper use of common tools.
• Ability to wear required personal protective equipment.
• Availability to support volunteer activities, including some Saturdays, early mornings or evenings.
• Ability to respond to urgent construction, warranty or property-related matters when necessary.

Compensation - Annual salary of $90,000-$110,000, depending on qualifications and experience.
