Our client is a top ranked developer operating in the Multifamily space across North America. With a pipeline exceeding $700M, they are actively looking for top General Contracting talent to make the change to the developer side and help contribute to the growth of the business.

Description

  • Support senior team members in managing the full design development process from concept through construction and project turnover to property management.
  • Conduct detailed drawing reviews at all stages of design to assess constructability, code compliance, and budget conformance.
  • Coordinate and facilitate design team meetings with architects, engineers, and consultants; track action items and follow through on open issues.
  • Assist in assembling complete design teams; support negotiation of design agreements and consultant scopes of work.
  • Obtain, review, and interpret engineering reports, studies, and geotechnical documents.
  • Proactively manage all work associated with moving existing utility infrastructure and bringing new utility services to the site, including incoming WiFi/communications.
  • Assist the effort in collaborating with necessary municipalities and counties in entitlement and permitting of developments.
  • Manage submittal and RFI processes in coordination with the design team, ensuring timely responses and accurate documentation.
  • Maintain organized project files, design logs, and documentation required for due diligence, permitting, and capital reporting.
  • Participate in site evaluations and assist with feasibility analysis from a design and total project cost perspective.
  • Assist in preparing and issuing bid packages to qualified general contractors; evaluate and analyze bids and proposals.
  • Support negotiation and execution of GMP (Guaranteed Maximum Price) contracts with general contractors under the guidance of Development Managers and senior leadership.
  • Perform detailed take-offs to help challenge General Contractor hard cost assumptions.
  • Manage all Owner vendors and specialty contractors.
  • Serve as a primary day-to-day point of contact for third-party general contractors across active projects ranging from 100 to 450 units.
  • Monitor and track project schedules; identify risks, delays, and mitigation strategies in collaboration with the GC team.
  • Conduct regular site visits to assess construction progress, verify schedule adherence, and document field conditions; prepare detailed punch lists and QA/QC reports.
  • Review, analyze, and process change order requests; escalate complex issues to the Development Manager for approval.
  • Review and process monthly owner's draw requests in coordination with accounting and capital partners.
  • Prepare monthly investor construction reports with thorough onsite photo documentation that tie out with monthly construction draw packages
  • Ensure GC compliance with project documentation requirements, development agreement obligations, and reporting timelines.
  • Coordinate project closeout activities with internal design team, General Contractor and Property Manager including punch lists, final inspections, certificate of occupancy, and turnover of all closeout materials and training to Property Manager.
  • Prepare market research in the pursuit of new opportunities in target development markets.

Profile

  • Bachelor's degree in Construction Management, Architecture, Civil Engineering, Real Estate Development, or a related field.
  • 5-10 years of experience in general contracting, construction management, real estate development, or a related role; multi-family residential experience strongly preferred.
  • Foundational understanding of the construction project lifecycle, from land acquisition and design through GC procurement, construction, and closeout.
  • Ability to read and interpret architectural, structural, MEP, and civil drawings.
  • Familiarity with construction contracts, architectural agreements, change order processes, and owner's draw mechanics.
  • Strong organizational skills with the ability to manage multiple active projects and competing deadlines in a fast-paced environment.
  • Excellent written and verbal communication skills; comfortable coordinating across internal teams, design consultants, GCs, and municipal contacts.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook, Project); experience with project management platforms (Procore, Bluebeam, or similar) a plus.
  • Willingness to travel to project sites across multiple markets .
