FULLY CONFIDENTIAL OPPORTUNITY – COMMERCIAL PROJECT MANAGER (GREENWOOD, SC) A private construction and development group is hiring a Commercial Project Manager for the Greenwood / Upstate SC market.
This is a confidential role with a strong pipeline of local commercial work and direct leadership support.
THE ROLE
- Commercial Project Manager for ground-up and renovation projects
- Full ownership from preconstruction through closeout
- Local work in the Greenwood / Upstate SC area
WHAT YOU’LL DO
- Lead projects from start to finish
- Manage budgets, cost tracking, forecasting, and financial reporting
- Oversee scheduling and field coordination
- Manage subcontractors and day-to-day execution
- Handle buyout, RFIs, submittals, and change orders
- Coordinate with owners, architects, engineers, and inspectors
- Manage AIA billing and project documentation
- Ensure safety, quality, schedule, and profitability goals are met
- Lead closeout, punch lists, and turnover
WHAT WE NEED
- 10+ years in commercial construction
- 5+ years as a Project Manager on ground-up projects
- Strong understanding of SC building codes and practices
- Experience with project financials and cost control
- Proficiency in Procore, Bluebeam, and scheduling tools
- OSHA 30 or ability to obtain
- Strong communication and subcontractor coordination skills
NICE TO HAVE
- Construction Management degree or equivalent experience
- PMP or CCM certification
- Existing relationships with Upstate subcontractors and vendors
- Experience with municipal permitting and inspections
