Construction Manager

Pool Water Products, a family-owned business that proudly serves as a premier wholesale distributor for the pool and spa industry, is seeking a highly motivated Construction Manager to oversee the maintenance and rehabilitation of existing physical infrastructure, as well as future construction and new build projects. This role will routinely interact with the Company’s leadership, Finance and Operations to ensure our distribution centers, production sites, and offices are safe, efficient, and scalable, and projects are completed timely and within budget.

Essential Duties And Responsibilities

• Manage day-to-day facility operations including building maintenance, HVAC, electrical, and plumbing systems for both office and distribution/production environments
• Working with leadership, plan and execute facility modifications, repairs, and expansions to support ongoing growth
• Manage construction and design/build proposals to include planning, estimating, scheduling, subcontracting, detailing technical and management approach, past performance, and EH&S and Quality compliance
• Manage efforts to obtain the necessary permits, environmental approvals, and licenses that may be required
• Manage vendor relationships, service contracts, and facility budgets
• Manage and coordinate inspection staff
• Manage project schedule from inception to close out
• Run project job-site meetings
• Review contractor work in place to ensure compliance with plans and specifications
• Review and approve contractor monthly requisitions and invoices
• Ensure efficient change order management and cost control
• Report on project issues and provide status updates
• Perform other duties as may be required

Required Skills and Experience

• 7 + years experience as a Construction Project Manager, which should encompass all aspects of a project or program life-cycle, from planning and design management, procurement, construction management, commissioning, and closeout.
• Experience managing complex infrastructure and manufacturing build-outs
• Understanding of critical path method scheduling, and ability to direct a planner/scheduler in constructing a CPM schedule.
• Experience in managing general contractors and trade subcontractors.
• Proven organizational skills with the ability to manage multiple projects and priorities
• Strong verbal and written communication skills
• Ability to take charge and effectively manage contractors to meet project schedule
• Knowledge of OSHA safety regulations
• Excellent negotiation, communication, and collaboration skills
• Experience using MS Excel or related cost estimating software to develop Independent Cost Estimates for change order negotiations
• Experience reviewing engineering designs, contractor shop drawings and/or vendor specifications and plans, or similar, to determine constructability and practicality of proposed work and adherence to established standards and requirements
• Experience with proposal coordination and submission

Preferred Experience

• Bachelors Degree in Engineering, Architecture, or Construction Management
• Certified Construction Manager (CCM), or Project Management Professional (PMP)
• Experience with federal, state, and local codes and standards.
• Occupational Safety and Health Administration (OSHA) 30-hour construction safety training

Target Compensation for this position is $100,000 - $125,000.00

Working Conditions
Work is performed in both an office and field (construction) environment. Office to field time is approximately 95% to 5% respectively. Field work requires climbing, walking and standing at a construction site and may be outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 50 lbs) may be required. Travel may be required.
