Construction Procurement Staff — ADU Express

About the Role
ADU Express builds accessory dwelling units at scale across Los Angeles using a production-driven, factory-style construction model. This role owns the material operations engine behind that model — from reading plans and quantifying every material needed, to sourcing it at the best price and making sure it shows up on site when it's supposed to. You'll work closely with project leads and the owner to keep builds on budget and on schedule.
What You'll Do
Prepare detailed material take-offs and quantity estimates directly from construction drawings for multifamily ADU projects
Build and maintain vendor relationships across Southern California; negotiate pricing and execute bulk purchasing strategies to lower per-unit costs
Lead the subcontractor bidding process — solicit bids, level proposals, and recommend the best crews for each scope of work
Track purchase orders, coordinate material deliveries to job sites, and resolve supply-chain issues before they stall a build
Monitor material pricing trends and flag cost risks early; implement systems and controls that keep projects within budget
Visit job sites and vendor locations (~10% of your time) to verify material quality, resolve discrepancies, and strengthen supplier partnerships
Required
Proven ability to read construction drawings and produce accurate material take-offs and quantity estimates
Strong negotiation skills with a track record of reducing procurement costs
Proficiency with procurement or estimating software (e.g., PlanSwift, Bluebeam, or similar)
Valid driver's license and reliable transportation for occasional site and vendor visits
Preferred
3–5+ years of experience in construction procurement, estimating, or take-off management (strong candidates with less experience will be considered)
Existing network of material suppliers and subcontractors in the Southern California market
Experience with multifamily, ADU, or production-style residential construction
Familiarity with design-build workflows where procurement decisions directly impact project timelines
