Construction Project Manager

The Construction Manager provides end-to-end leadership for large and small construction projects, ensuring projects are delivered safely, efficiently, on schedule, within approved budgets, and in accordance with hospital standards, applicable building codes, regulatory requirements, and healthcare construction best practices.

This position serves as a key liaison among Hospital Leadership, Facilities, Clinical and Operational Departments, architects, engineers, contractors, subcontractors, vendors, governmental agencies, and regulatory authorities. The Construction Manager is responsible for coordinating construction activities in an active healthcare environment while minimizing disruption to patient care, maintaining a safe environment for patients, visitors, and staff, and ensuring the integrity and continuity of critical hospital operations.

The ideal candidate brings extensive construction project management experience, strong knowledge of healthcare construction and renovation, exceptional organizational and communication skills, and the ability to manage multiple complex projects simultaneously.

Key Responsibilities

Capital Project & Construction Management

• Lead the planning, development, and execution of healthcare construction, renovation, infrastructure, and capital improvement projects from project initiation through final completion and closeout.
• Manage multiple concurrent projects of varying size, scope, complexity, and budget.
• Develop and maintain project schedules, budgets, milestones, scopes of work, and resource requirements.
• Coordinate project activities to ensure construction work supports organizational priorities and does not adversely impact patient care or hospital operations.
• Review project plans, drawings, specifications, scopes of work, and construction documents for accuracy, feasibility, constructability, and compliance with hospital requirements.
• Identify project risks, constraints, and potential delays and develop proactive mitigation and recovery strategies.
• Monitor project performance and implement corrective actions when scope, schedule, quality, safety, or budget requirements are not being met.
• Lead project meetings and maintain clear communication among all project stakeholders.

Healthcare Environment & Operational Coordination

• Manage construction activities within an occupied, operational healthcare facility with a strong emphasis on patient safety and continuity of care.
• Coordinate construction activities with clinical, nursing, infection prevention, environmental services, IT, security, biomedical engineering, facilities, and other hospital departments as required.
• Plan and coordinate shutdowns, utility interruptions, construction phasing, temporary facilities, access routes, and other activities that may affect hospital operations.
• Ensure construction activities comply with Infection Control Risk Assessment (ICRA) requirements and appropriate infection prevention and control measures.
• Coordinate Interim Life Safety Measures (ILSM) and other required safety measures when construction activities affect life safety systems or hospital operations.
• Maintain appropriate separation between construction areas and occupied patient-care environments.
• Ensure contractors understand and comply with hospital policies, procedures, access requirements, infection prevention standards, and safety expectations.

Budget, Contracts & Procurement

• Develop, monitor, and manage project budgets, including construction costs, professional services, equipment, contingency, change orders, and other project-related expenditures.
• Review contractor proposals, bids, estimates, invoices, pay applications, change orders, and supporting documentation.
• Coordinate procurement of construction materials, equipment, professional services, subcontractors, and other project resources.
• Monitor contractor and subcontractor performance against contractual requirements, approved scope, budget, schedule, and quality standards.
• Evaluate proposed changes and provide recommendations regarding cost, schedule, risk, and operational impact.
• Support contract negotiations and vendor selection in accordance with hospital procurement policies.

Regulatory Compliance, Permitting & Safety

• Ensure projects comply with applicable federal, state, and local laws, building codes, healthcare facility requirements, accreditation standards, and hospital policies.
• Coordinate required permits, inspections, licenses, approvals, and regulatory documentation.
• Work with governmental agencies, inspectors, regulatory authorities, and other external stakeholders as required.
• Ensure construction activities comply with OSHA requirements and applicable construction and healthcare safety standards.
• Establish, monitor, and enforce job-site safety requirements and contractor compliance.
• Identify hazards and ensure timely corrective action to minimize risk to patients, visitors, employees, contractors, and hospital operations.
• Maintain appropriate project documentation and records for regulatory, operational, and financial purposes.

Quality, Schedule & Project Controls

• Monitor project progress against approved schedules, milestones, budgets, plans, and performance expectations.
• Conduct routine construction site inspections and project walkthroughs to evaluate workmanship, quality, safety, progress, and compliance.
• Verify that construction meets approved plans, specifications, applicable codes, and hospital standards.
• Identify deficiencies and coordinate timely resolution with contractors, architects, engineers, and vendors.
• Maintain accurate project documentation, meeting minutes, schedules, budgets, change orders, punch lists, inspection records, and closeout documentation.
• Prepare regular project status reports for Facilities leadership and Hospital Administration.

Project Closeout & Transition

• Lead project completion, commissioning, punch-list resolution, and final acceptance activities.
• Ensure required inspections, testing, certifications, warranties, as-built drawings, operation and maintenance manuals, and other closeout documentation are completed and received.
• Coordinate turnover of completed spaces and systems to Facilities and operational departments.
• Ensure new equipment, building systems, and infrastructure are appropriately documented and incorporated into hospital maintenance programs.
• Conduct post-project reviews and identify opportunities to improve construction processes, cost management, quality, and project delivery.

Leadership & Stakeholder Management

• Serve as the primary construction representative for assigned hospital projects.
• Establish strong working relationships with Hospital Leadership, department leaders, physicians, clinical teams, Facilities staff, contractors, architects, engineers, vendors, and regulatory agencies.
• Communicate project status, risks, financial performance, schedule changes, and operational impacts clearly and proactively.
• Provide recommendations to leadership regarding project scope, priorities, costs, risks, and construction strategies.
• Promote accountability, professionalism, safety, quality, and customer service throughout the project lifecycle.
• Support Facilities leadership in capital planning, long-range infrastructure needs, and development of future construction and renovation priorities.

Required Skills & Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, Facilities Management, or a related field required.
• Minimum of 10 years of progressive experience managing construction projects, preferably in a hospital, healthcare, commercial, institutional, or other complex facilities environment.
• Demonstrated experience managing multiple construction projects from planning and design through construction, commissioning, and closeout.
• Significant experience with healthcare construction, renovation, or capital projects in an occupied hospital environment strongly preferred.
• Strong knowledge of construction project management principles, scheduling, budgeting, estimating, procurement, contracts, and change-order management.
• Working knowledge of healthcare construction requirements, including ICRA, ILSM, life safety, infection prevention, and construction activities within occupied patient-care environments.
• Knowledge of applicable building codes, OSHA requirements, permitting processes, inspections, and regulatory requirements.
• Demonstrated ability to manage contractors, subcontractors, architects, engineers, vendors, and multiple project stakeholders.
• Proven ability to identify project risks, resolve complex construction issues, and maintain project momentum.
• Strong financial management skills with experience monitoring project budgets, forecasts, invoices, pay applications, and change orders.
• Proficiency with Microsoft Office Suite and construction/project management software; experience with Microsoft Project, Primavera P6, Procore, or similar platforms preferred.
• Excellent written, verbal, organizational, negotiation, and interpersonal communication skills.
• Ability to read and interpret architectural drawings, engineering plans, specifications, schedules, and construction documents.
• Strong analytical and problem-solving abilities with demonstrated attention to detail.
• Ability to prioritize multiple projects and meet deadlines in a fast-paced healthcare environment.
• Valid Tennessee Driver’s License required.

Preferred Qualifications

• Certified Construction Manager (CCM), Project Management Professional (PMP), LEED certification, or other relevant construction/project management certification.
• Experience with hospital capital planning and healthcare facility infrastructure projects.
• Experience working with Joint Commission, CMS, state health facility requirements, AHJ inspections, and other healthcare regulatory expectations.
• Experience managing projects involving critical hospital infrastructure, including HVAC, electrical distribution, emergency power, medical gas, plumbing, life safety systems, and other mission-critical building systems.
• Experience coordinating construction projects with clinical operations, infection prevention, facilities engineering, and hospital leadership.
