The Project Manager is responsible for driving consistent, on-time, and on-budget execution across a high volume of residential construction and renovation projects. This role is not about reinventing construction-it is about executing a proven system with precision, discipline, and accountability.

You will play a key role in helping the company scale to 250+ projects annually by ensuring every project follows a repeatable, predictable system from start to finish.

ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES

Project Lifecycle & Throughput Management

· Own the full lifecycle of each project from acquisition to final completion, ensuring zero unnecessary downtime between phases.

· Proactively identify and eliminate gaps in workflow (e.g., time between acquisition → bid → start → completion).

· Drive speed of execution by ensuring projects are moving forward daily, not sitting idle.

Scope, Budget & Estimation Discipline

· Define clear, repeatable scopes of work aligned with company standards and rehab templates.

· Create accurate construction estimates using material takeoffs (MTO) and historical cost data.

· Build and manage project budgets with a focus on cost predictability and variance control.

· Identify cost overruns early and take corrective action.

Scheduling & Pipeline Velocity

· Develop and maintain detailed project schedules with clearly defined milestones and deadlines.

· Ensure all projects are scheduled to start quickly and progress without delays.

· Actively manage the construction pipeline to reduce days vacant and increase project velocity.

· Hold all vendors accountable to timelines-no missed start dates, no drifting schedules.

Contractor & Vendor Accountability

· Source, onboard, and manage general contractors and subcontractors.

· Negotiate pricing and scope to ensure profitable and scalable construction operations.

· Set clear expectations for performance, timelines, and quality-and enforce them consistently.

· Address underperformance quickly and decisively.

Quality Control & Field Execution

· Conduct site visits at key phases:

  • Pre-rehab walkthrough
  • Mid-project progress checks
  • Final quality control inspections

· Ensure all work meets company-defined quality standards and scopes.

· Prevent rework by catching issues early and enforcing standards throughout the process.

Process Adherence & Continuous Improvement

· Execute and enforce standardized construction processes across all projects.

· Identify breakdowns in systems and collaborate with leadership to improve workflows.

· Ensure all projects follow consistent, repeatable procedures to support scaling to 250+ homes annually.

Resource & Operational Management

· Coordinate labor, materials, and scheduling to ensure efficient project execution.

· Maintain visibility into tools, equipment, and resource allocation across projects.

· Ensure crews and vendors are deployed effectively with minimal downtime.

Reporting & Communication

· Provide consistent, structured updates to leadership on:

  • Project status
  • Budget performance
  • Timeline adherence

· Track key metrics such as:

  • Days to start
  • Days in rehab
  • On-time completion rate

Professional Expectations

· Exhibit strong organizational discipline, punctuality, and follow-through.

· Maintain strict adherence to company policies, procedures, and safety standards.

EDUCATION & RELATED EXPERIENCE

· A high school diploma or equivalent GED is required.

· A bachelor's degree in architecture, civil engineering, construction management or a related field is preferred.

· 5+ years of project management experience in the construction industry or construction specialties such as plumbing, carpentry, or masonry.

· A valid state-issued driver's license and reliable transportation is required.

KNOWLEDGE, SKILLS, AND ABILITIES

· Exceptional project management skills such as time management, project budgeting, resource management and project scheduling.

· Understanding and application of the EOS process.

· Proficient knowledge of RentManager and Salesforce.

· Use relevant information and individual judgment to determine whether events or processes comply with laws, regulations, or standards.

· Identify procedural improvements, make suggestions, and assist in implementing said changes.

· Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.

· Ability to work and perform in a fast-paced, growing environment with little supervision.

· Ability to relate to all types of people and levels in and outside the organization.

· Roll up your sleeves attitude to achieve desired results.

· Highly organized with the ability to manage multiple jobs at the same time.

· Advanced knowledge of Microsoft Suite.
