Job Title: Construction Project Manager

Job Description

This role oversees the planning, coordination, and execution of construction projects within a dynamic retail real estate portfolio. The Construction Project Manager leads cross-functional teams, manages contractors and consultants, and ensures projects are delivered on time, within budget, and in alignment with company standards. The position combines technical expertise in construction and design with strong project management, budgeting, and stakeholder communication skills, supporting vibrant retail destinations across the United States.

Responsibilities

  • Lead the project group as the primary team leader and serve as a key resource to aligned team members in Property Management and Development.
  • Participate in and adhere to regularly scheduled meetings with the Director of Construction and/or VP Construction, providing clear updates on project progress and issues.
  • Submit monthly Project Status Reports and budget forecasts on time, and collaborate with Construction Management staff to identify opportunities to reduce costs and improve schedules.
  • Adhere to and follow all department policies and procedures, ensuring consistent and compliant project execution.
  • Work proactively toward overall company and department goals and objectives, contributing to continuous improvement in construction practices.
  • Complete all annual performance goals established with the supervisor and maintain high professional standards.
  • Use project management and scheduling software proficiently to plan, track, and report on project timelines, resources, and deliverables.
  • Evaluate and monitor the performance of contractors and consultants, ensuring quality workmanship, adherence to schedules, and compliance with specifications.
  • Prepare and submit contracts and change order requests, and approve applications for payment submitted by outside vendors.
  • Review and approve commitment requests and project budgets, maintaining accurate financial oversight and cost control.
  • Conduct monthly regional Construction Management Activity Report meetings, ensuring reports and updates are prepared, reviewed, and distributed as needed.
  • Review and approve construction estimates, verifying accuracy and alignment with project scope and budget.
  • Promote best practices within the design and construction management group, fostering consistency, innovation, and efficiency in project delivery.
  • Provide technical expertise to mall operations and tenant coordination teams, supporting seamless integration of construction activities with ongoing operations.
  • Meet with leasing staff as needed to present and review drafted lease agreements and construction plans, ensuring alignment between lease terms and construction requirements.
  • Support conceptual design, master planning, and site planning efforts as needed, contributing to high-quality, well-planned retail environments.
  • Perform site analysis and participate in urban planning considerations related to construction projects.
  • Other tasks or duties as assigned to support successful project outcomes and departmental initiatives.

Essential Skills

  • High School Diploma or GED.
  • Bachelor"s degree in Construction Management, Architecture, or Engineering.
  • 5-10 years of general contractor project management experience.
  • Background in retail, restaurant, entertainment, hospitality, or mixed-use construction fields is preferable.
  • Experience in construction and conceptual estimating.
  • Experience managing construction projects within an operating business environment.
  • Proficiency with Microsoft Project, Word, and Excel.
  • Understanding of building materials and construction budgets.
  • Strong project management and organizational skills.
  • Excellent presentation skills for internal and external stakeholders.
  • Understanding of architectural design and documentation processes.
  • Familiarity with contracting with and managing outside contractors.
  • Ability to determine and recognize quality work and quickly identify problems.
  • Excellent written and verbal communication skills.
  • Engineering skills sufficient to determine sound design practices.
  • Ability to understand and apply principles of staff management and motivation.
  • Ability to effectively resolve personnel-related issues.
  • Willingness and ability to travel as required for project needs.

Additional Skills & Qualifications

  • Experience with rendering, CAD, AutoCAD, and related design software.
  • Experience in master planning and site planning for commercial or mixed-use properties.
  • Background in urban planning and site analysis.
  • Experience in conceptual design within a retail or mixed-use environment.
  • Construction Management experience within large, complex portfolios.
  • Strong collaboration skills with leasing, property management, development, and operations teams.
  • Ability to promote and implement best practices across design and construction management groups.

Work Environment

This is an in-office role based in a professional corporate environment, working on a portfolio of high-performing retail and mixed-use properties across the United States. The position requires being on-site in the office five days per week, collaborating closely with construction, property management, development, leasing, and operations teams. Work involves regular use of project management software, office productivity tools, and design technologies such as CAD and rendering programs. Occasional travel is required to visit project locations and operating properties. Pay and Benefits

The pay range for this position is $110000.00 - $140000.00/yr.
