Project Manager

The Project Manager oversees projects from contract execution through final closeout, managing schedule, budget, quality, and client communication across 2–3 active projects. Working closely with the General Manager, design team, and subcontractors, you are responsible for keeping projects on schedule, within budget, and delivering an exceptional client experience.

Key Responsibilities

Pre-Construction

  • Lead kickoff meetings with clients, subcontractors, and the design team.
  • Coordinate permitting, utility locates, and site preparation.
  • Finalize subcontractor scopes, contracts, and purchase orders.
  • Develop and maintain project schedules in the construction management system.
  • Drive client selections early and stay ahead of material lead times throughout construction.

Construction

  • Visit each active jobsite at least twice per week.
  • Lead weekly subcontractor coordination meetings and track project milestones.
  • Manage RFIs, submittals, and change orders without delay.
  • Maintain quality standards through rough, pre-drywall, and final inspections.
  • Keep project photos and daily logs current.

Financial Management

  • Submit draw packages on schedule and maintain accurate draw records.
  • Route vendor invoices to Construction Administration within 48 hours.
  • Review cost coding and monitor budgets, identifying variances early.
  • Prepare and obtain client approval for change orders before work begins.

Client Management

  • Serve as the primary client contact throughout construction.
  • Provide weekly progress updates, upcoming milestones, and outstanding items.
  • Set clear expectations regarding schedules, selections, and change orders.
  • Escalate risks or issues to the General Manager early.

Project Closeout

  • Manage punch list completion through certificate of occupancy.
  • Collect warranties, manuals, and as-built documentation.
  • Complete final billing and lien waiver documentation.
