About Jackson's Realty & Builders and Turtle Creek Management

For more than 60 years, Turtle Creek Management (TCM) has transformed communities through exceptional development and construction. Founded in 1962, we are a second-generation, family-owned company built on integrity, quality craftsmanship, accountability, and long-term relationships.

Through our construction division, Jackson's Realty & Builders (JRB), we provide full-service development, construction management, design-build, and general contracting services. Our work includes assisted living, memory care, skilled nursing, senior-living campuses, medical facilities, multifamily communities, self-storage, commercial projects, and related site infrastructure.

Because the majority of our work supports companies within our own organization, we build with an owner's mindset. We are not simply focused on completing the next project; we are creating facilities that will serve residents, families, and care teams for years to come.

    Position Summary

The Construction Project Manager is responsible for leading construction projects from preconstruction and design coordination through bidding, construction, closeout, licensing, and final turnover. Projects primarily include assisted living, memory care, skilled nursing, independent living, garden homes, senior communities, multifamily developments, medical facilities, and other residential-style commercial construction. Most projects are one- or two-story buildings utilizing wood-frame, slab-on-grade, and conventional commercial construction systems. The Construction Project Manager will manage the business, financial, contractual, and administrative aspects of assigned projects while partnering closely with the Project Superintendent, ownership, design professionals, consultants, subcontractors, regulatory agencies, and facility operations teams.

The successful candidate will be proactive, organized, financially disciplined, and capable of identifying risks and resolving problems before they affect project cost, schedule, quality, licensing, or occupancy.

    Key Responsibilities

    • Preconstruction and Design Coordination
    • Bidding, Purchasing, and Subcontractor Buyout
    • Budgeting, Cost Control, and Financial Forecasting
    • Scheduling and Long-Lead Procurement
    • Construction Administration and Project Leadership
    • Quality Control and Safety
    • Senior-Care and Regulatory Coordination
    • Closeout, Licensing, and Turnover

    Required Qualifications

    • At least five years of progressively responsible construction project-management experience.
    • Demonstrated experience managing construction projects through bidding, subcontractor buyout, construction, and closeout.
    • Experience with commercial, multifamily, senior-living, healthcare, hospitality, wood-frame, or comparable residential-style commercial construction.
    • Strong knowledge of estimating, budgeting, subcontractor purchasing, scheduling, cost forecasting, change management, and contract administration.
    • Ability to read and interpret architectural, structural, civil, mechanical, electrical, plumbing, and life-safety construction documents.
    • Demonstrated ability to manage multiple priorities, maintain accurate documentation, and resolve problems proactively.
    • Strong leadership, negotiation, communication, decision-making, and organizational skills.
    • Proficiency with Microsoft Excel and construction project-management, plan-review, and scheduling software.
    • Ability to work effectively with ownership, facility operations, field personnel, design professionals, subcontractors, suppliers, and regulatory authorities.
    • Valid driver's license and ability to make project-specific day trips throughout Indiana.
    • Ability to visit assigned project sites weekly or as project needs require.

    Preferred Qualifications

    • Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field. Substantial relevant construction experience may be considered in place of a degree.
    • Experience managing assisted living, memory-care, skilled nursing, independent-living, senior-housing, or senior-community construction.
    • Experience with one- and two-story wood-frame and slab-on-grade construction.
    • Experience managing renovations within occupied healthcare or senior-care facilities.
    • Familiarity with senior-care licensing, life-safety, accessibility, fire-protection, healthcare, and regulatory requirements.
    • Experience coordinating state and local inspections, licensing approvals, certificates of occupancy, and operational turnover.
    • Experience with HUD-financed construction projects.
    • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or comparable construction-management platforms.
    • OSHA 30 certification or another relevant construction certification.

    Compensation and Benefits

Compensation will be competitive and commensurate with the candidate's experience, qualifications, leadership ability, construction knowledge, and the value they bring to the role.

    About Company

At a time when home and health services are seen as fragmented and, consequently, frustrating, where can today’s senior adults find a housing community to call home? That was our challenge, and the reason we created American Senior Communities. We’ve created senior living communities specifically designed to serve today’s seniors by providing a multitude of lifestyle choices with integrated services and amenities. Each American Senior Community is part of the neighborhood in which it exists. Our leaders and staff live in surrounding areas and know the community well. We value the same things in life that you do. The foundation of our senior living communities is based on the knowledge that we’ll be part of your neighborhood for many, many years.

When someone chooses to live in one of our retirement communities or health care facilities, we become an extension of their family. We take the time to get to know each of our residents and their families on a personal level. Our communities are made up of individuals, and with that in mind, we focus on serving individual needs.
