Job Description

The Project Manager will be responsible for managing projects from preconstruction through closeout, ensuring work is delivered safely, on schedule, within budget, and to the highest quality standards. This individual will serve as the primary point of contact for clients, architects, consultants, subcontractors, and internal project teams.

Client Details

A boutique Manhattan-based general contractor specializing in commercial interior construction is seeking an experienced Project Manager to oversee high-end tenant fit-outs, corporate office renovations, and workplace construction projects throughout New York City.

Description

Project Management & Execution

  • Lead Class-A commercial interior projects from award through completion.
  • Develop and maintain project schedules, budgets, and procurement logs.
  • Manage all phases of construction, including demolition, framing, MEP coordination, finishes, millwork, and punch list completion.
  • Coordinate project activities with ownership, landlords, building management, architects, engineers, and consultants.
  • Ensure projects are delivered on time, within budget, and in accordance with contract documents.

Client & Stakeholder Management

  • Act as the primary client contact throughout the project lifecycle.
  • Build and maintain strong relationships with clients, landlords, brokers, and design teams.
  • Facilitate project meetings and distribute meeting minutes and action items.
  • Manage client expectations and proactively resolve project challenges.

Financial Management

  • Prepare and track project budgets and cost reports.
  • Review and negotiate subcontractor proposals and change orders.
  • Manage project billing, monthly requisitions, forecasts, and buyout processes.
  • Analyze project costs and identify opportunities for savings while maintaining quality standards.
  • Ensure timely processing of subcontractor payments and project documentation.

Construction Coordination

  • Oversee subcontractor performance and coordinate field operations with Superintendents.
  • Manage material procurement and long-lead items.
  • Review shop drawings, submittals, RFIs, and project documentation.
  • Identify schedule risks and implement corrective action plans.
  • Monitor construction quality and ensure compliance with design intent.

Safety & Compliance

  • Support and enforce company safety programs and OSHA requirements.
  • Ensure compliance with NYC Department of Buildings regulations and building-specific requirements.
  • Maintain project documentation, permits, inspections, and closeout records.

Profile

A successful Project Manager should have:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
  • 5-10+ years of project management experience with a general contractor specializing in commercial interiors.
  • Experience managing Class-A office fit-outs, tenant improvements, and corporate interior construction projects in Manhattan.
  • Strong understanding of construction scheduling, estimating, budgeting, and cost control.
  • Proficiency with Procore, Microsoft Project, Bluebeam, and Microsoft Office Suite.
  • Knowledge of NYC building regulations, permitting requirements, and commercial office construction practices.
  • Excellent communication, leadership, and negotiation skills.
