The Project Manager is responsible for the full lifecycle delivery of Class A office interior projects, from preconstruction through closeout. This role requires strong NYC commercial construction experience, excellent communication skills, and the ability to manage multiple stakeholders in an occupied urban environment.

Our client is a boutique New York City commercial general contractor specializing in high‑end Class A office interior build-outs. Our firm is known for hands‑on leadership, close client relationships, and the successful delivery of sophisticated, fast‑paced interior projects across Manhattan.
Description
Project Planning & Execution
- Manage all phases of interior construction projects, including preconstruction, budgeting, scheduling, procurement, construction, and closeout
- Develop and maintain detailed project schedules and work plans
- Oversee subcontractor buyouts, scopes of work, contract execution, and change management
- Ensure projects are delivered on time, within budget, and to the highest quality standards
Financial Management
- Create and track project budgets, cost reports, and forecasts
- Review subcontractor and vendor invoices for accuracy and approval
- Manage change orders, client billing, and monthly requisitions
- Monitor cost impacts and proactively resolve budget risks
Client & Team Coordination
- Serve as the primary point of contact for owners, tenants, architects, engineers, and consultants
- Lead project meetings and provide clear, timely reporting to stakeholders
- Coordinate with Superintendents to ensure field execution aligns with project plans
- Foster a collaborative, solutions‑oriented project environment
Quality, Safety & Compliance
- Ensure compliance with NYC Building Codes, DOB requirements, Local Laws, and union regulations
- Maintain Class A corporate quality standards and detailed finish expectations
- Enforce jobsite safety policies and coordinate with safety consultants as required
Project Closeout
- Oversee punchlist completion, inspections, and sign‑offs
- Manage closeout documentation, warranties, as‑builts, and turnover packages
- Support client move‑in and post‑occupancy needs as required

Qualifications
Required
- 5+ years of project management experience with a commercial general contractor
- Proven experience delivering NYC Class A office interior projects
- Strong understanding of interior fit‑out construction, MEP coordination, and finishes
- Proficiency in construction management software (Procore preferred)
- Ability to read and interpret architectural, MEP, and shop drawings
- Excellent communication, organization, and leadership skills
Preferred
- Degree in Construction Management, Engineering, or related field
- Experience working with high‑end corporate tenants and design‑driven teams
- Familiarity with union labor and occupied building work
