Job Title: Construction Project ManagerJob Description As a Construction Project Manager, you will oversee the overall project execution, including risk management, budgets, contracts, schedules, documentation, change management, and stakeholder communication. You will lead and participate in weekly Owner-Architect-Contractor (OAC) meetings and support local permitting processes. Collaboration with Superintendents and project team members to develop master schedules, project logistics, and start-up plans is essential. Your role involves managing subcontractor and supplier buyout, contract negotiations, procurement, and material deliveries while ensuring jobsite safety, quality control, compliance with contract documents, and adherence to project standards. Responsibilities + Oversee overall project execution, including risk management, budgets, contracts, schedules, documentation, change management, and stakeholder communication. + Lead and participate in weekly Owner-Architect-Contractor (OAC) meetings and support local permitting processes. + Collaborate with Superintendents and project team members to develop master schedules, project logistics, and start-up plans. + Manage subcontractor and supplier buyout, contract negotiations, procurement, and material deliveries. + Ensure jobsite safety, quality control, compliance with contract documents, and adherence to project standards. + Oversee submittals, prepare and track RFIs, and ensure timely resolution of design and field issues. + Apply working knowledge of construction law, building codes, public contracting requirements, payroll reporting, prevailing wage, and industry best practices. + Manage projects across multiple delivery methods including design-build, CM/GC, and bid package development, estimating efforts, and preconstruction services. + Perform constructability reviews, value engineering analyses, lifecycle cost evaluations, and site investigations. + Develop Guaranteed Maximum Price (GMP) amendments and all required supporting exhibits. + Create, manage, and forecast project budgets; provide accurate financial reports to accounting and executive leadership. + Track labor productivity and assist with forecasting workforce needs. + Maintain strong working relationships with owners, designers, consultants, and trade partners. + Prepare owner billings; review and approve subcontractor and supplier pay applications; manage lien waivers, insurance compliance, and certified payroll when required. + Maintain a comprehensive change management log and negotiate scope, cost, and schedule impacts with owners and subcontractors. + Manage project closeout, ensuring complete turnover documentation including O&M manuals, warranties, as-builts, record drawings, and certificates of substantial and final completion. Essential Skills + Bachelor's degree in Engineering, Construction Management, or a related discipline. + 5-10 years of progressive construction project management experience. + Proficiency with MS Office Suite and scheduling software such as MS Project or Primavera P6. + Experience using Bluebeam and construction management platforms such as Procore or Sage. + Strong presentation and communication skills; comfortable presenting to clients and leadership. + Ability and willingness to travel within the Pendleton Division region. + Demonstrated ability to manage multiple priorities, meet deadlines, and maintain strong attention to detail. + Customer-focused mindset with a professional and collaborative demeanor. + Valid driver's license with an insurable driving record. Additional Skills & Qualifications + Experience in commercial and public works projects ranging from $5 million to $30 million. + Familiarity with construction management software such as Procore, Microsoft Project, and Primavera 6. + Knowledge of RFI, change order processes, scheduling, and blueprint reading. Work Environment The position is based in an office in Pendleton, Oregon, with a territory spanning from Boise to Hood River. Some travel to project sites within this region is expected. Job Type & Location This is a Permanent position based out of Pendleton, OR. Pay and Benefits The pay range for this position is $110000.00 - $140000.00/yr.
