The superintendent oversees all field operations for a high-value, ground-up-style project, ensuring safety, quality, schedule, and coordination across all trades. The position focuses on delivering a complex, approximately $70 million facility within an 18‑month project timeline, using a 32‑week contract-to-hire structure in the Cleveland, OH metro area.
Responsibilities
- Oversee and manage all field construction activities for a large life science facility, treating the project as ground-up due to its scope and complexity.
- Provide day-to-day coordination and supervision of design-build and bid-build projects in mission critical facilities such as tele data switch centers and data centers.
- Collaborate closely with clients, the design team, and contractors to drive project success and resolve issues promptly.
- Build and maintain a strong jobsite culture that prioritizes a "Safety First" mindset for all personnel and subcontractors.
- Implement and enforce Quality Control and Quality Assurance procedures to ensure all work meets project specifications and industry standards.
- Coordinate and manage subcontractors daily, including planning work sequences, resolving field conflicts, and overseeing jobsite logistics.
- Collect, review, and submit shop drawings, product data, test reports, and other technical submittals in a timely and accurate manner.
- Develop, maintain, and update the overall construction schedule, including detailed "look-ahead" schedules to anticipate and mitigate potential delays.
- Review estimates with the operations team to ensure logistical and site-specific considerations are fully incorporated into project planning.
- Author and execute Methods of Procedure (MOPs) to plan and control critical construction activities in mission critical environments.
- Complete thorough daily and weekly reports documenting progress, issues, manpower, and equipment, and maintain a detailed photo journal of jobsite progress.
- Coordinate with all stakeholders to ensure that work is sequenced efficiently and that project milestones and deadlines are consistently met.
- Support commissioning and turnover activities by ensuring required documentation, inspections, and punch list items are properly managed.
Essential Skills
- Minimum of 5 years of experience as a construction superintendent overseeing complex building projects.
- Proven experience with general building construction and a strong understanding of all major scopes and trades.
- Demonstrated experience building at least one life science or pharmaceutical project valued over $100 million.
- Track record of successfully completing at least two ground-up construction projects each valued over $50 million.
- Experience managing mission critical projects such as tele data switch centers or data centers.
- Proficiency with Procore or a similar construction management software platform.
- Strong ability to coordinate and supervise subcontractors and jobsite logistics on large, complex projects.
- Solid understanding of construction scheduling, including development and maintenance of detailed look-ahead schedules.
- Experience implementing and overseeing Quality Control and Quality Assurance processes on active jobsites.
- Ability to prepare and execute Methods of Procedure (MOPs) for critical construction activities.
- Strong written and verbal communication skills for reporting, documentation, and stakeholder coordination.
- Demonstrated commitment to maintaining a safe jobsite and enforcing safety protocols.
Additional Skills & Qualifications
- Experience in construction management, industrial construction, or building construction in highly technical environments.
- Experience working on design-build and bid-build project delivery methods.
- Familiarity with life science and pharmaceutical facility requirements and standards.
- Ability to review and interpret estimates, drawings, specifications, and technical submittals.
- Strong organizational skills with the ability to manage multiple priorities and deadlines on a fast-paced project.
- Proactive problem-solving skills and the ability to make sound decisions in the field.
