Construction Superintendent




Overview

An established real estate development and construction organization is seeking a Construction Superintendent to oversee the successful execution of multifamily, mixed-use, and commercial construction projects. This role is responsible for managing all on-site construction activities, ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards.




The ideal candidate will have strong leadership skills, experience managing subcontractors and project schedules, and a proven ability to deliver complex construction projects in a fast-paced environment.




Key Responsibilities




Project Planning & Execution

• Review project plans, specifications, and schedules with the Project Manager.

• Develop, maintain, and manage project schedules and jobsite logistics.

• Assist in obtaining building permits and other required approvals.

• Coordinate daily field operations to ensure project milestones are achieved.




Cost Control & Budget Management

• Manage costs associated with general conditions.

• Review and approve subcontractor pay applications and invoices.

• Coordinate field expenses with the Project Manager.

• Identify and communicate potential cost impacts and budget concerns.




Construction Administration

• Lead and coordinate subcontractors, suppliers, and field personnel.

• Produce daily reports documenting site activities and progress.

• Maintain project documentation, including as-built drawings.

• Assist in pricing, negotiating, and implementing change orders.

• Monitor construction progress to ensure compliance with plans, specifications, and quality standards.

• Secure inspections and certificates of occupancy as required.

• Oversee project punch lists and coordinate timely turnover of completed units.




Safety & Risk Management

• Enforce all company safety policies and OSHA requirements.

• Conduct regular jobsite safety meetings and inspections.

• Identify and correct safety concerns and violations.

• Coordinate safety assessments and maintain a clean, organized jobsite.

• Promote a culture of safety among subcontractors and project teams.




Leadership & Communication

• Foster strong working relationships with subcontractors, suppliers, consultants, and project stakeholders.

• Conduct regular on-site meetings and coordinate project activities.

• Create a collaborative, professional, and results-driven jobsite environment.

• Communicate project status, risks, and opportunities to project leadership.




Materials & Logistics

• Manage procurement coordination, storage, and utilization of materials.

• Maintain inventory tracking for high-value and sensitive materials, including appliances and owner-furnished items.

• Coordinate deliveries and site logistics to support project schedules.




Qualifications




Education

• Bachelor's degree in Building Science, Construction Management, Engineering, or a related field preferred but not required.




Experience

• 3–5 years of experience as a Superintendent on multifamily, mixed-use, or commercial construction projects.

• Experience managing subcontractors, schedules, safety programs, and project delivery.

• Strong understanding of construction methods, building codes, and project sequencing.




Skills & Abilities

• Proficiency with Microsoft Office and Microsoft Project.

• Strong organizational and time-management skills.

• Ability to prioritize multiple tasks and manage competing deadlines.

• Excellent leadership, communication, and problem-solving abilities.
