Carmel Partners, one of the nation's highest-performing private equity real estate investment firms specializing in the investment, development, and construction of world-class multi-family projects, is seeking a Superintendent with experience in Construction, Civil Engineering, or a related field.

You will assist with overall on-site field administration, supervision, and technical management of all construction operations, including the direct supervision of laborers, construction technicians, subcontractors, and other construction personnel.

Marina Shores:

The property is located in Long Beach along PCH between the San Gabriel River and Los Cerritos Channel, along the Alamitos Bay adjacent to the Naples Channels.

  • The site is currently an active office building park built on piles, which was previously a landfill that is both ocean and marshland adjacent.
  • Plans are to demolish the current site and (2) office buildings. The site will require Early Work Pre-Start activities to relocate existing utilities for the rear office building and to induce settlement of the underlying landfill before installing deepened foundations and an active methane mitigation system.
  • A 7-level, 215,951 SF, wrap-style (577) parking garage will be built at grade and be surrounded by 6 floors of residential.
  • The residential portion will consist of 390 units in 'podium' style construction, wrapped around the garage. 5 stories of wood-framed residential will be built on 1 story (2 decks) of concrete construction (6-story total).

What you'll do:

  • Responsible for scheduling and sequencing of the work, including weekly schedule updates and a look-ahead schedule.
  • Lead on-site utility coordination to ensure the timely relocation of utilities prior to demolition.
  • Supervise and manage demolition, grading, and deep foundation work in addition to Vertical Construction.
  • Be responsible for the Jobsite Safety. This includes weekly safety reports, monitoring subcontractor compliance, and ensuring compliance with all Cal/OSHA and local safety regulations.
  • Participate in the planning process by providing scheduling, constructability reviews and logistical information.
  • Monitor and document progress via daily reports and as-built drawings.
  • Monitor and document quality control requirements internally and with 3rd party Quality Assurance consultants.
  • Schedule and attend onsite inspections to ensure standards are met, and construction adheres to plans and specifications.
  • Coordinate and communicate with all project stakeholders.
  • Ensure positive communication and team orientation with members of Development Team, Construction Team, and Residential Services
  • Other duties, responsibilities and special projects as assigned

Bonus Qualifications:

  • Multifamily, mid-rise "wrap" and "podium" construction experience.
  • Experience with front-end site work, including wet utilities, dry utilities, demolition, earthwork, and pile foundations.
  • Experience working in the City of Long Beach

Managing Others:

  • Demonstrating effective management, leadership, coaching, and development of staff to achieve company and department goals and objectives
  • Ensuring goals and objectives are established for all staff within designated timeframes
  • Ensuring your team has the appropriate technical skills, tools, and facilities to perform their roles competently
  • Ensuring job responsibilities and expectations are clearly defined and communicated, work is assigned and distributed appropriately, the staff is appropriately trained, and performance issues are addressed promptly
  • Conducting regular staff meetings
  • Regularly providing formal and informal performance feedback to staff, including discussions of strengths and areas for improvement
  • Completing thoughtful and well-documented semi-annual performance reviews and annual salary recommendations within designated timeframes

What you'll bring:

  • 7+ years' experience in Construction, Civil Engineering, or related field
  • 3+ years' experience in Residential Construction Project Supervision
  • 1+ years' experience managing others
  • Bachelor's degree in architecture, Civil Engineering, or related field, desirable but not mandatory
  • Extensive computer knowledge: Windows (Word, Excel, PowerPoint, Access), internet and e-mail
  • Working knowledge of P6 and ability to manage a Project Schedule
  • Working knowledge of construction and project management software
  • Possession of minimum OSHA 30 hour in the past three years and current First Aid and CPR training, renew promptly as needed to maintain current status.
  • Must be able to pass a drug screen after a conditional offer of employment is made

Base salary range for this position is $155,000 to $185,000, depending on experience and skillset. The Company provides this compensation range and general description of other compensation and benefits that in good faith believes it might pay and/or offer for this position. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and offer additional benefits and other compensation, depending on circumstances not related to an applicant's sex or other status protected by local, state, or federal law
