Job Summary

We are seeking a highly organized and detail-oriented Custom Residential Construction Superintendent to oversee primarily luxury residential builds from groundbreaking to final handover. In addition to residential builds, this position may require managing small commercial upfits. You will manage all field operations, coordinate subcontractors, and ensure that every custom detail aligns with the final drawings and premium-quality standards. The ideal candidate thrives in field leadership, excels at scheduling luxury finishes, and maintains an immaculate, safe, and highly organized job site.

Key Responsibilities

Field Leadership & Subcontractor Management

• Establish clear field organizational charts and communicate specific build expectations.
• Ensure all finish carpenters, artisans, and specialty subcontractors understand exact milestone deadlines and architectural plans.
• Enforce hardline quality control procedures, utilizing meticulous inspection checklists.
• Maintain an immaculate, client-ready site through daily organization and clean-up standards.

Site Logistics & Regulatory Coordination

• Create and execute comprehensive site logistics plans tailored to residential lots.
• Set up residential job sites, including temporary utilities (water, power, internet), fencing, signage, and material laydown areas.
• Coordinate concrete washout zones, dumpster rotation plans, and porta-jon servicing.
• Interface with the Building Department to navigate the inspection process and meet local code compliance.
• Manage residential zoning requirements, including high-end landscaping and exterior features.

Budget & Schedule Management

• Direct the Field Activity Budget for site equipment and stored materials, including; framing materials, siding, custom windows, and field equipment.
• Track all excess custom materials and coordinate with the PM to return extra inventory for credit.
• Build and maintain a rolling, detailed 2-week look-ahead schedule to keep specialty trades moving sequentially.
• Adjust project start dates dynamically forward to maximize productivity when timelines fluctuate.

Qualifications & Skills

• Experience: Proven experience as a Superintendent or Project Lead on custom residential homes.
• Blueprint Proficiency: Exceptional ability to read and interpret complex architectural drawings, structural specs, and custom interior design elevations.
• Quality Obsessed: Deep understanding of residential building envelopes, framing, premium finishes, and quality close-out procedures.
• Logistics Expert: Skilled at managing tight residential footprints, erosion control, and material staging.
• Communication: Strong communication skills to collaborate with clients, designers, inspectors, and project managers.
