    Snipebridge is a strategic talent solutions company specializing in connecting exceptional talent to great career opportunities in the Architecture & Planning industry.

    Our client is a boutique Los Angeles-based architecture studio, known for high-end single-family residential work, is seeking an experienced consultant to support two active projects in the Bay Area. This is a contract engagement for a candidate who knows the region's permitting landscape well and can move projects through entitlement and permitting with minimal oversight.

    The scope covers two phases of work: a property development analysis to establish feasibility on each site (zoning, FAR, setbacks, entitlement constraints), followed by hands-on management of the permitting process itself: submittals, plan check responses, and direct coordination with local planning and building departments. This is an opportunity for a consultant who prefers autonomous, high-trust engagements to stay close to high-end residential work while advising a small, design-driven team.

    The engagement is structured around a light weekly time commitment with real potential for longevity as this could run through the full lifecycle of both projects, from entitlement through completion.

    Scope of Work

    • Prepare property development / feasibility analysis for both sites, covering zoning, FAR, setbacks, and entitlement constraints
    • Manage the permitting process through both jurisdictions: submittals, plan check responses, and ongoing coordination with planning and building departments
    • Proactively flag risks or delays and keep the project team informed of status
    • Join a weekly consulting call to report status and advise on permitting strategy

    Requirements

    • Direct permitting/expediting experience in San Francisco and/or San Mateo County specifically as local jurisdiction knowledge is essential
    • Background in high-end single-family residential projects a plus
    • Comfortable operating independently as an outside consultant, without day-to-day oversight
    • Active architecture license is a plus, not required
