Contracts Manager – Residential Construction
Are you an experienced purchasing professional with a passion for residential construction? We are partnering with an established homebuilder seeking a Contracts Manager to oversee subcontract bidding, contract administration, estimating support, and trade partner relationships for new home construction projects.
In this role, you'll collaborate closely with construction, accounting, architects, engineers, and subcontractors to help deliver high-quality homes while maintaining competitive pricing and strong vendor partnerships.
Responsibilities
- Develop bid packages and solicit subcontractor proposals
- Evaluate bids and negotiate pricing
- Prepare and execute subcontract agreements
- Develop construction cost estimates
- Review construction plans and specifications
- Maintain relationships with trade partners
- Resolve contract and invoicing issues
- Coordinate insurance and licensing compliance
- Support continuous improvement of purchasing processes
Qualifications
- Bachelor's degree
- Four or more years of residential homebuilding experience
- Purchasing and estimating experience
- Contract negotiation expertise
- Strong Excel skills
- Excellent communication and organizational abilities
