Job DetailsKey Responsibilities
- Operations & Close: Direct full-scale project accounting workflows, covering accounts payable, accounts receivable, job cost tracking, regulatory compliance, periodic reporting, and rigorous month-end close cycles.
- Financial Review: Lead monthly closing procedures for designated assets, including financial statement verification, account balancing, journal entries, and auxiliary tracking sheets.
- Cost Management: Supervise job cost accounts to guarantee all expenditures are accurately categorized, properly capitalized, and reconciled against master budgets and supporting documentation.
- Payables & Compliance: Inspect vendor bills, payment applications, mechanic's lien releases, change orders, and draw schedules to verify total alignment with contract terms, budgets, and lender guidelines.
- Loan Administration: Build and execute construction loan draw requests, partnering closely with financial institutions and internal teams to secure continuous, timely project capital.
- Budgeting & Variance: Assist in drafting project budgets, financial forecasts, and actual-versus-budget variance analyses; flag fiscal risks, emerging trends, and cost deviations while advising leadership on mitigation strategies.
- Cash Flow Oversight: Monitor asset-level liquidity and funding timelines, bridging communication across development, finance, and executive groups.
- Cross-Functional Collaboration: Partner directly with construction management, development directors, and asset managers to deliver ongoing fiscal visibility across the entire project lifecycle.
- Internal Controls: Maintain strict adherence to organizational accounting policies, internal control frameworks, and standard accounting principles, continually enhancing process efficiency.
- External Relations: Serve as a primary point of contact for external partners, including lending institutions, investors, third-party auditors, tax specialists, and prime contractors.
- Reporting & Audits: Prepare comprehensive quarterly reporting schedules and facilitate annual audits, tax filings, investor updates, and regulatory disclosures.
- Process Optimization: Champion technological integrations, reporting enhancements, and system automations to scale the accounting infrastructure.
- Leadership Support: Partner directly with the Chief Financial Officer on high-level financial modeling, growth initiatives, and targeted corporate projects.
Qualifications & Requirements
- Experience: 5 to 10 years of dedicated accounting and finance experience operating directly inside residential real estate development firms.
- Education: Bachelor’s degree in Accounting, Finance, or a closely related quantitative discipline.
- Expertise: Direct familiarity with construction accounting, project financial management, GAAP compliance, capital project budgeting, and multi-tier cost control.
- Soft Skills: Exceptional critical thinking, rigorous problem-solving capabilities, and clear written and verbal communication style.
- Team Dynamics: Proven ability to operate autonomously while building strong collaborative partnerships with project managers, field contractors, and executive teams.
- Technical Stack: Advanced proficiency in Microsoft Excel alongside hands-on experience with industry standard accounting platforms (e.g., general ledger systems, job-cost databases, and real estate management software like QuickBooks, IES, and Yardi).
