Role Overview

The Controls Service Technician III performs advanced service, troubleshooting, and maintenance of building automation systems in commercial facilities across the North Texas territory. This role works independently on most service tasks, supports system upgrades and integrations, and assists senior technicians and technical leads on complex issues. The Technician III provides strong field support, performs programming adjustments, works directly with customer personnel, and helps maintain reliable BAS operation while continuing to develop deeper technical expertise.

This is a territory-based field service position that involves significant daily driving between customer sites in a company vehicle equipped with fleet safety monitoring. Full adherence to company driving and safety policies is a condition of the role, and drive time is paid time under the 40-hour weekly guarantee. The right candidate is comfortable with a mobile, multi-site workday and takes pride in a clean driving record and disciplined safety habits.

Core Responsibilities

  • Perform troubleshooting, diagnostics, and repair of building automation systems and associated HVAC equipment.
  • Investigate system alarms, communication issues, and performance problems.
  • Modify existing control programming, graphics, and databases as needed to correct operational issues.
  • Assist with system upgrades including firmware, software, workstation updates, and controller replacements.
  • Perform preventative maintenance and scheduled service activities under service agreements.
  • Troubleshoot BAS communications including BACnet, Modbus, and IP-based networks.
  • Configure controllers, workstations, and field devices under established standards.
  • Assist with network setup including IP addressing and device configuration.
  • Support integrations with mechanical equipment and third-party systems under guidance from senior staff when needed.
  • Communicate with building operators and facility personnel to understand issues and explain system operation.
  • Perform functional testing and verify proper system performance following service activities.
  • Provide basic customer training on system features and daily operation.
  • Complete service reports, work orders, and technical documentation accurately and on time.
  • Assist Senior Technicians or Lead Technicians on complex troubleshooting and integration activities.
  • Share knowledge with junior technicians and support team collaboration.
  • Operate the company service vehicle in full compliance with company driving, safety, and fleet monitoring policies.

Required Background

  • Must be authorized to work in the U.S. without sponsorship, as sponsorship is not available for this position.
  • 3-6 years of building automation or controls service experience.
  • Experience troubleshooting BAS systems and HVAC control sequences.
  • Working knowledge of IP networking and BAS communications.
  • Experience modifying control programs and graphics within established standards.
  • Ability to work independently on most service calls.
  • Comfort with a territory-based role involving significant daily driving and consistent adherence to fleet safety and vehicle monitoring policies.
  • Strong customer service and communication skills.
  • Valid driver's license with a clean, verifiable driving record.
  • Ability to pass required background, motor vehicle record, and pre-employment screening.
  • Experience with multiple building automation platforms preferred.
  • Familiarity with Niagara-based systems or similar open-platform controls preferred.
  • Experience supporting system upgrades and controller replacements preferred.
  • Exposure to integrations between BAS and mechanical equipment preferred.
  • Technical certifications or manufacturer training related to controls systems preferred.
