Position Overview:- Reporting to the Director of Facilities Project Management, the Cost and Claims Analyst will support project controls, Unifier system administration, and change order / commercial review activities for Client's project.
- Working alongside the TTCX Cost and Claims Manager and in support of the broader Project Controls team, the Cost and Claims Analyst will help Project Managers with the review and management of change orders, support commercial reviews of change order proposals and related documentation, and help fine-tune the TTCX change order process.
- This will include confirming contract compliance related to change orders, spending time in the field with Project Managers to confirm the legitimacy of change orders, and challenging the Construction Manager on proposed unit rates, quantities, required resourcing, and time.
- The role will also maintain the project risk register within Unifier, in collaboration with the Project Managers and the Cost and Claims Manager, and will help assess how identified project risks may impact the projected project budget and contingency.
- Responsibilities include support for project controls reporting, audit-related data requests, and general Unifier administration for the TTCX project.
- This role will also serve as a steward of TTCX project data within Unifier — assuring data accuracy and collaborating on relevant business processes.
Responsibilities:- Change Order & Commercial Review Support:
- Work alongside the Cost and Claims Manager to support the review and management of change orders from construction managers, architects, engineers, and other vendors, and provide broader support to the project controls team.
- Assist Project Managers with the change order review and approval process, including tracking status, documentation completeness, and "Ball in Court” durations, to help ensure potential cost impact notifications, change orders, and RFIs are addressed in a timely manner.
- Help fine-tune and continuously improve the TTCX change order process, including workflow, documentation requirements, and use of Unifier, in coordination with the Cost and Claims Manager and Project Controls team.
- Confirm contract compliance related to change orders, verifying that proposed changes align with contract terms, pricing structures, and approved scope.
- Spend time in the field with Project Managers confirming the legitimacy of change orders, and challenge the Construction Manager on proposed unit rates, quantities, required resourcing, and time as needed.
- Support commercial reviews of change order proposals and related documentation for completeness, accuracy, and compliance with the requirements of Client's contracts with the vendors.
- Develop a working understanding of construction costs, including labor rates, material costs, and markups, to support the Cost and Claims Manager in evaluating the reasonableness of Change Order pricing.
- Interface with Construction Managers and their subcontractors, as well as other vendors, to help ensure they understand the documentation requirements for Change Order proposals.
- Assist in maintenance of change order logs and related documentation (contracts, award letters, invoices, lien waivers), and coordinate with project teams and Client Strategic Sourcing & Procurement on use of appropriate funding sources and / or contingency.
- Risk Management:
- Support maintenance of the TTCX project risk register within Unifier in collaboration with Project Managers and the Cost and Claims Manager, tracking risks such as market volatility (price fluctuations of labor and materials), design changes under consideration, and impacts of schedule delays on project costs.
- Assess and report on how identified project risks may impact the projected project budget and contingency, and follow up with the project team and vendors to support timely resolution of risk items.
- Project Controls Support:
- Generate Unifier-based reports and dashboards to support project leadership, and assist with the preparation of related financial reports and presentations.
- Support audit-related data requests by ensuring Unifier records for the TTCX project are organized, accurate, and readily retrievable, and liaise with Client's Internal Audit team and consultants as needed.
- Support Project Controls team as needed for ad-hoc requests.
- Unifier System Management & Training:
- Support the TTCX project's primary Unifier administrator, maintaining setup, data accuracy, and relevant documentation (cost sheets, change orders, RFIs, risk register, and budget / contingency tracking).
- Guide and support Project Managers and other project team members on the use of Unifier for the campus expansion project, including onboarding new users, troubleshooting day-to-day issues, and developing quick-reference guides, and training materials to support consistent Unifier use across the TTCX project team.
Required Qualifications:- Working knowledge of Oracle Primavera Unifier, or a similar project controls / EPPM platform (e.g., e-Builder, Procore, CMiC)
- General knowledge of construction management, change order processes, and commercial / contract documentation.
Preferred Skills:- Experience spending time in the field reviewing work in progress and confirming the legitimacy of change orders with Project Managers and the Construction Manager.
- Strong organizational skills and attention to detail; ability to maintain accurate, well-organized project data and financial tracking logs.
- Proficiency in Excel; working knowledge of PowerPoint.
- Ability to guide and train others on software tools and processes, and to prepare clear reports and data summaries for project leadership.
- Experience supporting large-scale, multi-year construction or capital projects a plus, especially involving large teams and multiple simultaneous construction activities.
- Confident communicator, comfortable raising questions and respectfully challenging vendors and Construction Managers on pricing, quantities, and resourcing.
- Ability to work both independently and collaboratively as part of the project team, and to acquire new skills and systems knowledge.
