Carson School District Eight Job Description Job Title: Custodial and Grounds Manager Reports To: Director of Facilities and Construction Pay Schedule/Range: $86,115.00-139,759.00 FLSA Status: Exempt Prepared/Revised Date: August 6, 2026 Work Year: 261 days SUMMARY: Plan, direct, and oversee custodial and grounds operations, including school-site support, cleaning standards, landscaping, athletic fields, playgrounds, exterior improvements, snow removal, and Arena/Sports Complex operations. Ensure safe, clean, functional, and welcoming environments that support student achievement and District priorities. Job Tasks Descriptions Frequency

    1. Direct, supervise, and coordinate the district's custodial and grounds operations, including Building Supervisors, Building Technicians, Grounds staff, and Arena/Sports Complex staff. D
    2. Provide staff leadership; hire, train, assign, evaluate, mentor, and develop employees while promoting professional growth, accountability, and positive staff morale. D
    3. Establish, communicate, inspect, and enforce districtwide cleaning standards; provide technical and operational support and training to Building Supervisors and school administrators. D
    4. Arrange substitute or temporary building support; review and approve leave requests and employee timecards in accordance with District procedures. D
    5. Plan and schedule districtwide landscaping, irrigation, turf, tree, and vegetation maintenance, including preparation of athletic fields and outdoor venues for games and events. D
    6. Plan, schedule, and oversee repair or installation of fencing, signs, playground equipment, outdoor furniture, marquee signs, asphalt, concrete, parking lots, and related exterior assets. W
    7. Coordinate Arena and Sports Complex operations and events; ensure cleaning and appearance standards and support major District events, graduations, tournaments, and community use. W
    8. Oversee gym floor refinishing and other scheduled custodial specialty projects. A
    9. Manage custodial and grounds budgets, including supplies, equipment repairs, overtime, substitutes, pool chemicals, contracts, and operational expenditures. M
    10. Maintain and coordinate repair of grounds, snow-removal, and related equipment; support District response to snow, severe weather, emergencies, and other operational needs. D
    11. Plan and manage annual grounds and athletics capital improvement projects, including scope development, scheduling, vendor coordination, quality review, and budget monitoring. M
    12. Assist in sourcing, pricing, purchasing, receiving, and inventory control for custodial, grounds, pool, athletic, and event-support equipment and supplies. W
    13. Review and approve facility-use requests within assigned authority; verify insurance documentation and coordinate custodial, grounds, and event support with internal and external groups. D
    14. Inspect buildings, grounds, playgrounds, fields, exterior installations, and assigned venues to ensure cleanliness, safety, accessibility, and security standards are maintained. D
    15. Ensure compliance with applicable District policies and local, state, and federal requirements, including environmental, pesticide, playground, pool, health, safety, and accessibility requirements. D
    16. Establish effective relationships with school administrators, staff, government agencies, vendors, contractors, community groups, and facility users. D
    17. Prepare reports and recommendations regarding staffing, program effectiveness, budgets, asset condition, capital needs, and revisions to operational procedures. M
    18. Perform other duties as assigned. Ongoing EDUCATION AND RELATED WORK EXPERIENCE:

      • Bachelor's degree in construction management, business administration, or related field is preferred, but not required.
      • Three years of supervisory or management experience in custodial, grounds, facilities operations, public education, or a related field.
      • Three years of progressively responsible experience in custodial services, grounds maintenance, athletic-field maintenance, facility operations, or a related area. LICENSES, REGISTRATIONS or CERTIFICATIONS:
      • Criminal background check required for hire.
      • Valid driver's license and insurability under District standards required.
      • Commercial pesticide applicator, playground safety, pool operator, or related certifications preferred, as applicable to assigned duties.

        • Advanced oral and written communication, interpersonal, leadership, planning and problem-solving skills.
        • Knowledge of custodial methods, cleaning chemicals, infection-control practices, grounds and irrigation systems, turf and athletic- field care, playgrounds, snow removal, and equipment maintenance.
        • Ability to manage multiple priorities and respond effectively to frequent interruptions, emergencies, and weather-related conditions.
        • Ability to analyze and manage budgets, staffing, schedules, contracts, purchasing, inventory, and capital improvement work.
        • Ability to interpret and apply Board policies, District procedures, safety requirements, and applicable laws and regulations.
        • Ability to inspect work, identify deficiencies, establish corrective actions, and verify completion by employees and contractors.
        • Ability to communicate and work effectively with people from diverse backgrounds and to manage conflict professionally.
        • Working knowledge of computerized work-order, scheduling, timekeeping, purchasing, and facility-use systems. MATERIALS AND EQUIPMENT OPERATING KNOWLEDGE:
        • Operating knowledge of personal computers, mobile devices, Microsoft Office applications, email, and typical office equipment.
        • Working knowledge of custodial, grounds, irrigation, athletic-field, playground, pool, snow-removal, and related tools and equipment sufficient to supervise safe operation.
        • Ability to learn and use District software, including work-order, scheduling, timekeeping, purchasing, facility-use, and communication systems.         • Supervisory responsibilities include interviewing, hiring, training, planning and assigning work, evaluating performance, recognizing and disciplining employees, addressing complaints, resolving problems, and recommending personnel actions in accordance with District policy.
        • Provides directions to contractors, substitutes, seasonal staff, and event-support personnel within assigned areas. PHYSICAL REQUIREMENTS & WORKING CONDITIONS: The physical demands, work environment factors, and mental functions described below are representative of those required to perform the essential functions of this job. Specific vision abilities include close, distance, color, peripheral, and depth perception and the ability to adjust focus. WORK ENVIRONMENT: Work is performed in offices, schools, mechanical and custodial areas, athletic venues, and outdoors in varying weather conditions. The employee may be exposed to moving equipment, dust, fumes, cleaning chemicals, pesticides, noise, temperature extremes, and other conditions associated with custodial and grounds operations. Personal protective equipment may be required. The position may require work outside normal hours for emergencies, snow response, events, and District operational needs. MENTAL FUNCTIONS: The employee is regularly required to compare, analyze, communicate, coordinate, compute, use interpersonal skills, compile, negotiate, instruct, synthesize, and evaluate.
