Salary Range: $ 42,437 - $56,583 annually. Compensation will be commensurate upon experience and qualifications. This position is Exempt from the Fair Labor Standards Act (FLSA) overtime provisions.

Summary
The Custodial Manager provides operational leadership for daily custodial service delivery across assigned campus facilities, ensuring consistent execution of established cleanliness, safety, and customer service standards. The Custodial Manager translates APPA levels of care into staffing plans, schedules, inspections, and measurable results. The role is responsible for workforce deployment, quality assurance, training implementation, and responsive service delivery while supporting CMMS-enabled operations and maintaining accurate operational records. As essential personnel, the Custodial Manager responds to campus emergencies, supports weather-related operations, and serves as a key technical resource during outages or system failures.
Essential Functions
The duties and responsibilities of the position include, but are not limited to:
(45%) Daily Operations Management
Direct day-to-day custodial operations including staffing deployment and prioritization.
Implement APPA-aligned service standards and adjust operations as needed.
Coordinate custodial support for campus activities and events.
Management of custodial service contracts.
Enforce safety, compliance, and custodial best practices.
Manage and oversee custodial staff during weather related and emergency events to include snow/ice mitigation.
(25%) People Leadership and Training
Supervise custodial supervisors and frontline staff.
Implement training programs and reinforce safety practices.
Support hiring, onboarding, and performance management.
(10%) Quality Assurance and Customer Service
Conduct inspections and cleanliness assessments.
Respond to service concerns and coordinate resolutions.
Collaborate with Facilities partners and campus stakeholders regarding operational issues.
(10%) CMMS and Operational Records
Ensure accurate work documentation and inspection tracking in CMMS.
Provide reliable reporting to support operational visibility and continuous improvement.
Leads the development, implementation, and execution of a new CMMS Custodial Module, ensuring effective integration into campus work order and facility management systems.
(5%) Supplies and Equipment Coordination
Coordinate supply and equipment needs.
Support vendor activities impacting custodial operations.
Work with the Materials, Acquisition and Distribution Manager and vendors to streamline department ordering and delivery processes.
(5%) Other Duties as Assigned
Perform additional duties related to facilities maintenance and operations in support of campus needs as required.

Qualifications
Must have a Bachelor's degree in Facilities Management, Business Administration, Operations Management, Environmental Services or equivalent combination of education and progressively responsible custodial or facilities management experience.
Must have demonstrated experience overseeing cleaning operations for multiple buildings or large institutional environments.
Must have experience supervising teams and coordinating service delivery.
Must have knowledge of custodial methods, safety standards, and SDS requirements.
Must possess a maintain a valid Driver''s License.
Ability to use CMMS tools and apply levels-of-care frameworks such as APPA is highly desired.
Proficiency in Microsoft Office Suite for reporting, scheduling, and documentation is highly desired.
Experience in developing or implementing custodial modules, operational workflows, or quality control systems is highly recommended.
Demonstrated ability to manage supply inventories, equipment procurement, and long-range custodial planning is preferred.
Must be willing and able to respond to UCCS emergencies-including snow removal-within 30 minutes.
Physical Requirements
Lifts, carries, pushes, or pulls objects, equipment and supplies weighing up to 50 pounds
Frequently stands and walks for prolonged periods of time to observe service areas and perform daily functions and inspections.
Performs minor labor work, such as equipment inspections, sustainability projects with waste removal, room inspections, etc.
Uses manual dexterity to manipulate supplies, tools, and equipment
Uses visual acuity to safely operate a vehicle and equipment, identify hazards, and perform daily functions
Frequently performs activities requiring a full range of body movements including sitting, bending, stooping, kneeling, squatting, crawling, twisting, and balancing
Exposure to weather - Exposure to hot, cold, wet, humid, or windy conditions caused by the weather
