Position Summary Information
Position Purpose
This position is open to internal Commonwealth University employee applicants only.
Reports directly to the Facility Services Manager. Directs and coordinates lead workers and custodial staff in the activities and operations of the custodial services department. Assists with moving/delivery services as necessary. The supervisor is responsible for planning, organizing, and directing custodial staff assigned.
This position is an "essential personnel position." The incumbent is this position will be expected to remain or report to work during partial or full day closings of the University due to hazardous conditions, emergency circumstances or for other applicable reasons.
Description of Duties
Plans, organizes, directs and coordinates the activities of the lead workers and custodial workers.
Assists with the planning, organizing, and coordination of semester housecleaning and projects. May direct and oversees custodial work supervisors, lead workers, and custodial workers assigned to these activities.
Directs the cleaning operations of campus buildings; the collection and removal of garbage and recycling, and maintenance of building furnishings and floors. Reports hazards and damages to buildings or equipment; submits work orders for needed repairs.
Coordinates and directs moving activities as directed. Assumes lead role with custodial and set up requirements for special activities and events such as Commencement, Conferences, Athletic Events, etc…
Assists and/or conducts interviews and recommends for hiring qualified personnel to perform the work of the department. Also conducts new employee orientation, training, and continuing training.
Provides for and performs the training of all lead workers and all other personnel in the proper use and handling of cleaning chemicals and equipment. Assures that the custodial staff is well trained and knowledgeable in all aspects of job duties and cleaning procedures.
Participates in education and training courses.
Maintains regular contact with respective customer representatives to coordinate the services of the department; resolve problems, provide essential feedback, and support of priority requests.
Makes frequent inspections of custodial work performed by staff and implements corrections and adjustments as required maintaining satisfactory quality standards, proper operating methods, and procedures.
Maintains safety standards and ensure subordinates are in compliance with all safety procedures, policies, codes, and regulations. Ensures that all staff are knowledgeable of precautions and appropriately trained in the safe handling of job related toxins, hazardous materials, and infectious waste.
Prepares work schedules, assignments, and arranges schedule changes for vacation, sick leave, and special circumstances. Makes every effort to provide essential daily coverage to maintain cleanliness and a safe, sanitary environment.
Investigate, and recommend solutions to, operational problems and service complaints. Demonstrate initiative, creativity, and resourcefulness.
Prepares and maintain records and reports pertaining to personnel, supplies, and equipment.
Evaluates performance of staff; conduct performance evaluation interviews, prepares written performance evaluations, submits written commendations, and implements appropriate disciplinary measures in accordance with established labor relations guidelines. Consults with Assistant Director before taking any discipline actions.
Will operate university vehicles in performance of duties.
Assist in the development of contracts for the outsourcing of service work when required. Oversee the execution and compliance of contracts.
Assist in the development of budgets for custodial equipment, supplies, and related operational expenses.

Minimum Requirements Profile
One year as a Custodial Worker 2 or two years of experience performing custodial work.
To operate a university vehicle, a current valid driver's license is required.
Preferred Qualifications
Three years of experience in custodial work including one year in the capacity of a lead worker is preferred.
Previous commercial or institutional (university, college, hospital, school district) experience working as a custodial/housekeeper supervisor preferred.

Knowledge of materials, methods, quality assurance, and standards common to custodial operations.
Knowledge of safe, aseptic cleaning and sanitation, and infection control practices related to the industry.
Knowledge of the operations, use and care of vacuum cleaners, scrubbing machines, polishing machines, and all equipment related to the industry.
Knowledge of rules and directives of the Commonwealth of Pennsylvania's Right to Know Act and applicable Occupational Safety and Health Administration Standards.
Possess effective written and oral communication skills.
Ability to plan, directs, and evaluates custodial operations.
Ability to effectively supervise and lead staff.
Interpersonal skills necessary to develop rapport and maintain positive communication with a diverse group of individuals and maintain effective working relationships.
Ability to instruct and train employees in all custodial services tasks; the use of cleaning equipment and supplies; and the identification and handling of hazardous materials and chemicals.
Ability to evaluate employee performances and follow through accordingly with the appropriate commendations or corrective actions. Recommend and implement appropriate disciplinary actions.
Sufficient physical strength to permit standing for extended periods and the ability to walk from building to building. Ability to climb stairs and ladders and reach above and below shoulder level.
Ability to prepare clear and concise reports and maintain custodial services records.
Must be computer literate and have the ability to use effectively related software applicable to the job.
